My understanding of the permitted development rules is that an outbuilding /garage etc falls within permitted development if below 2.5 m height. I live on a corner plot and want to build a small storage building to the side of th house - it would not be visible to the street as it would sit behind an existing brick wall (and be shorter than 2.5m). I'm sure if it were detached permission wouldnt be needed but I wonder if it is needed if I create a door opening through the side of the house so we can walk through from house into the storage space? It wouldn't have any drains etc - but would want to put in lighting. I'm not sure when an outbuilding becomes an extension? I assume I would need building regs for it - but obviously that's a separate matter.

Anyone a wiz on understanding southward planning rules? I had a bad experience with the worlds rudest planner in the past and I had bad advice when I went to the one stop shop...so slightly wary of even raising it w planning office if I dont need to?

The Planning Portal website does have a useful guide on permitted developments http://www.planningportal.gov.uk/permission/commonprojects/outbuildings/miniguide

From what you have described it seems as if it would fall under the 'permitted development criteria'. I hope this helps

    • I’d also recommend Paul for electrical work. He came round the other week to help us out with a handful of jobs (installing an SPD, new light fittings, installing a dimmer switch, a bathroom fan). His quote was cheaper than what I got from others, he turned up on time and he got the job done quickly.
    • We’d like to add our recommendation for Lukasz and team at L&L Building & Maintenance.  Lukasz has recently installed a roof terrace for us, and we’ve found him a pleasure to work with from start to finish. We contacted about a dozen recommended builders and found his quote very competitive. During the build his team delivered quality work, they were no hassle in the house at all and they kept the place tidy every day. The terrace looks great, and we’re very happy customers. What stood out in particular was Lukasz’s responsiveness, right from discussing quotes to follow-up during the build. Lukasz often checked in and was always available when we needed him.  We’ll definitely contact Lukasz again for future building work and we’d happily recommend him to others looking for a reliable builder.   Lukasz Kugaczewski L&L Building & Maintenance 07926651960 [email protected] www.landl-build.com
    • Yes, I did mention the train, which I now get from East Dulwich to Guys instead of the 40. Depends where in East Dulwich you are starting from which route is easiest! I think it is probably lack of staff rather than lack of hospitals which is the problem?
    • What can be done? How about reporting it to the police?
