Spacious 1st floor Studio in leafy Linwood Close

Recommended Posts

Linwood Close is a very well maintained quiet 80s private residential close with lovely communal gardens in the woods, a dedicated parking space and bike storage in communal stairwell. It is 10mins from Denmark Hill or Peckham Rye - which are both 12 mins to Victoria/London Bridge/Clapham Junction and fast links to Canary Wharf. The room is larger that most studios with a convenient wallbed tucked away behind folding doors and large bay window with an open sky view. There is a shower room and separate washing machine and dryer.

The kitchen is a separate space off the main studio room.

Lots of storage, semi furnished.

It?s a short stroll from Bellenden road with the fabulous Artusi, The Begging Bowl, Pizza Dough and gorgeously presented ?General Stores?.

It?s a short walk from the iconic Peckham hangouts of Bussey Building, Roof garden Cinema and Franks Bar On the Hannah Barry rooftop. Not to mention the beautiful new ?Market? which is a popular remote working space for a mix match of professions.

Available to view now - available to move in 3 Aug. To establish affordability we?ll need 3 months bank statements, 3 months wage slips, a work reference and a landlord reference.

strictly NON SMOKING

?1000 excluding bills. Bills approx ?90 council, ?25 electricity, ?25 water and WiFi

1 month deposit via deposit protection scheme.

Hello and thanks for offering. Can you please confirm this is a self contained independent studio and not a house in multiple occupancy?

Is this property let on a AST for 12 months or more? My budget is about 1000? pcm although I would rather pay weekly to optimise cash-flow as these are difficult times for everybody.

No problem for the bills in my name and I do not want to share a wi-fi with other people.

I am self employed with various streams of income and currently on Universal Credit - is that alright?

    • Hi ED, I live on Landcroft road, and from the windows of the back of the property you can hear a whistling noise in the area (sounds like a faulty boiler but louder) occurring every 5-10 minutes for a few seconds. It has been happening for the past week at least. It does not seem to come from the immediate homes around. Does anyone know what this is or where it is coming from? Thanks!
    • Another strong endorsement for Niko! He installed a new tap and fixed a leaky radiator at mine this week and I couldn't be happier. To top it off, he's friendly, honest and really goes the extra mile. Give him a call.
    • Dave was a lovely guy and did a great job - came back later to tweak a few things as well for free as well - would definitely recommend  His number: 07867 974124
    • Last year I ordered a coffee grinder as a Christmas present, to be sent to a friend in a Greece. The order was made in mid-November. Unfortunately, the retailer sent it by UPS. There started a grindingly frustrating two months of being caught in the Möbius Loop of UPS bureaucracy and incompetence. They kept claiming that the address couldn’t be found and despite having two telephone numbers, not once did they phone the recipient. Then I changed the delivery to an estate agent’s office in the nearby main village, situated on the main street with clear address, telephone numbers  and signs. Again, they claimed not to be able to find the address, which was farcical. Yet again, they made no attempt to phone to check. Eventually, the parcel was delivered at the end of January and yes, a vital part was broken. It was clear that the parcel was lying around in a depot and was chucked in a corner to be covered with other boxes and packets. When I tried to claim the cost of replacing the broken part, they indulged in the sort of passive aggressive stalling that corporate behemoths like them are so good at. Eventually I gave up and took the spare part with me when visiting. I have to say that they are the worst company I’ve ever dealt with, along with Scottish Power. I wouldn’t trust them to deliver anything and make sure I tell anyone who wants to listen that they should avoid them like the plague!
