Securing planning permission before selling a property

My house is ideal for a kitchen extension. But I?m intending on moving. Is it worth getting architect plans and planning permission before going up for sale? Does it add value? Or does it not make a difference?

If you live in a house then an extension can be built under Permitted Development rights, which is straightforward to obtain as long as the extension conforms to the constraints therein. So, PP probably not worth obtaining in this instance...

No the kitchen is already extended to within permitted development but there is scope to extend further.

I'd speak to local agents then, see what they think, you might already have hit the ceiling for your type of property in the area...

Is there a ceiling any more? This 'development' is blocking sun from the south into the garden to the right!
