Extension / House Renovation Advice

We are looking to either have a knock through on our terraced house or preferably a side extension,

we are unable to get any serious builders to quote without drawings and we are unable to get drawings without committing to a full Architects building service and we are being quoted ?3000 for a part service, is this the norm ?

It seems a lot just to find out if something is feasible and get some drawings. Any advice would be greatly received. Thank You

Hi, that's strange, that's all I've ever done. Can't blame builders for not wanting to quote as it can cost as much as you want even though those are very common projects, you could get a rough idea of build cost just from a search on the net. What I've always done is pay ?150-?250 for a visit by an architect for basic design sketches and to know what's possible and then I pay for drawings. You inevitably go through a few versions though. You need the architect for all the building details like the type of insulation to use but my builder had most of that knowledge so I managed without but it would have been much easier to have it all itemised from the start. So, it's great if you can have an architect for the whole project but if you can't afford it you can get it done without (but you might need other professional advice here and there due to lack of having an architect)

Hi there this is a side extension with a kitchen & breakfast bar we built in Melbourne Grove,East Dulwich we provide a design and build & project management service or just the design/drawing along with the structural calculations at a very reasonable price which will be less than 3k for drawings and structural calculations combine.

    • Hi, I saw your post and just wanted to say that the incident you’re referring to did happen in the late 1980s at Dawson’s Heights. The person involved was named Carl Salawa, and he had just turned 18 years old at the time. Like you, I haven’t been able to find any news articles or official reports about it, If anyone remembers anything more about that time or incident, I’d really appreciate hearing about it. Thanks for sharing what you were told—it means a lot to know others remember.
