Hi, I wonder if you could help.

We have a kitchen side return completed by the previous owners. Also, our neighbors have extended into the garden, building a party wall we can share. We want to build an extension (going out 3 meters approximately into the back garden), but are not sure how much it would cost. One builder quoted me 30-50k, but my husband thinks it can easily run over 100k. Where do we get advise on approximate cost before we commission any architectural plans? We do not want to be quoted a much lower price initially and then overspending.

Going back as well as to the side is significantly more expensive because the steelwork is more complex and because of the extra foundation work. Overall cost is all down to fit and finish. I?m sure you could get a basic side return built for ?30-50k but put in nice glazing, a new kitchen, decent new floor etc it?ll easily run to ?100k

have you spoken to a company about the build cost? I did a side return (nothing fancy, but nice quality) and it cost me ?60k without any of the internal stuff. Then I spent ?30k on a kitchen, ?6k on my floor etc etc. It can easily go above ?100k I would say but you need a company who can help you keep the fluff to a minimum. I used hometales for mine and they advised on cost before I went ahead and they were spot on. Maybe try contacting them or similar?

    • Sorry to hear that, New Wave. I hope you find something soon. I genuinely had this situation in Superdrug on the south coast yesterday. I was buying their own version of E45 cream (it's about a third of the cost) and they asked if I had my Superdrug card with me. I didn't. Who does?  But they were able to apply the appropriate discount to my purchase due to them having my mobile phone number and email on record.  You can fill in any old bollocks for the loyalty card. I found it quite funny when they asked me to confirm that I was Dr. Dave Dave, of Dave Road, Dave, London, SE15 5DV. I'm actually not a real doctor!  
    • With gym memberships, it depends how often you go and how much you get out of it. If you go 3 times a week or lose 10kg in a year, that's a bargain. If you never go, it's incredibly expensive. There are people who will happily spend £50 2-3 times a week at the pub or on takeaway food or coffees over the course of a week or leasing a car. Whether it's worth it is up to you. 🤷‍♂️
