I would like to add to this that Dulwich Construction did our loft conversion this summer and we are really happy with their work. Their price was competitive, their approach was positive and helpful and the work itself is of a great quality. We found that they were also very good at explaining their processes so we understood what was going on and what our options were.


In addition to the loft we asked them to help with other work to the house including installing new windows throughout and they were very accommodating. I also imagined it would be tough to have builders in the house for three months, especially as I am at home with a toddler during the week, but they were lovely to have around and very considerate.

In summary they are responsive, trustworthy, reliable and do an excellent job at a fair price.


In Oct/Nov 2013 they renovated and redecorated our house (Brockley SE4) which involved knocking 3 openings between rooms, installing decking and new under stairs storage, new radiators, new lighting and sockets, replastering, opening 2 fireplaces, installing coving & ceiling roses and repainting.


I prepared a detailed scope of work per room and Simon priced each item so we were clear from the start what the costs would be and how the payment schedule worked. The work came in on time and on budget, with minimal hassle and stress, and Simon kept me informed of progress as we went along. They always cleared up at the end of the day and were a pleasure to have in the house (particularly when supplied with tea and biscuits...). They have come back promptly to sort out a few snags that have cropped up and have been helpful in recommending other tradesmen that we've needed.


One of the biggest draws for us was that as a small business they do all the work themselves and do one job at a time, so you have their full time and focus for the period of work. The downside is that they do get booked up several months in advance, but that's the sign of good builders and they are well worth the wait.


I have no hesitation in recommending Dulwich Construction - we're really glad they did the work for us as the end result is fantastic.

Just wanted to add my recommendation to the other posts on the forum about Dulwich Construction. Simon and his team have just finished a 16 week project for us and completely transformed our 1930s house with a two storey extension comprising kitchen, two bedrooms, shower room and landscaping. A thoroughly professional, highly skilled and friendly team of builders - I wouldn't hesitate to use them again in the future.

Dulwich Construction have recently finished a side-return kitchen extension for us and we would like to recommend them to anyone who is looking for a builder. Simon Maddocks and his business partner Paul did the most wonderful job and we are so delighted with their work, and the finished build.


We were understandably anxious about undertaking a big and fairly lengthy project such as this (particularly as we have a small baby) but Simon and his team were so professional and courteous and made the whole experience completely stress-free. Simon and Paul have a great team working under them - all of them very skilled and personable. Various neighbours have commented on how pleasant and professional they were.


Simon is very competitive and fair with his pricing and there were no hidden extras (only add-ons that we asked for).


We had a separate architect and Simon worked very professionally with him.


The finished build is really fantastic - beyond what we imagined...

    • The current wave of xenophobia is due to powerful/influential people stirring up hatred.  It;'s what happened in the past, think 1930s Germany.  It seems to be even easier now as so many get their information from social media, whether it is right or wrong.  The media seeking so called balance will bring some nutter on, they don't then bring a nutter on to counteract that. They now seem to turn to Reform at the first opportunity. So your life is 'shite', let;s blame someone else.  Whilst sounding a bit like a Tory, taking some ownership/personal responsibility would be a start.  There are some situations where that may be more challenging, in deindustrialised 'left behind' wasteland we can't all get on our bikes and find work.  But I loathe how it is now popular to blame those of us from relatively modest backgrounds, like me, who did see education and knowledge as a way to self improve. Now we are seen by some as smug liberals......  
    • Kwik Fit buggered up an A/C leak diagnosis for me (saying there wasn't one, when there was) and sold a regas. The vehicle had to be taken to an A/C specialist for condensor replacement and a further regas. Not impressed.
    • Yes, these are all good points. I agree with you, that division has led us down dangerous paths in the past. And I deplore any kind of racism (as I think you probably know).  But I feel that a lot of the current wave of xenophobia we're witnessing is actually more about a general malaise and discontent. I know non-white people around here who are surprisingly vocal about immigrants - legal or otherwise. I think this feeling transcends skin colour for a lot of people and isn't as simple as, say, the Jew hatred of the 1930s or the Irish and Black racism that we saw laterally. I think people feel ignored and looked down upon.  What you don't realise, Sephiroth, is that I actually agree with a lot of what you're saying. I just think that looking down on people because of their voting history and opinions is self-defeating. And that's where Labour's getting it wrong and Reform is reaping the rewards.   
    • @Sephiroth you made some interesting points on the economy, on the Lammy thread. Thought it worth broadening the discussion. Reeves (irrespective of her financial competence) clearly was too downbeat on things when Labour came into power. But could there have been more honesty on the liklihood of taxes going up (which they have done, and will do in any case due to the freezing of personal allowances).  It may have been a silly commitment not to do this, but were you damned if you do and damned if you don't?
