Hi everyone,

I am about to embark on a loft conversion and kitchen extension and need a party wall agreement.

I have been researching online and it looks like companies charge ?50 - ?100 for arranging.

I have also found that you can down load your own forms and do it your self. It looks simple enough and has the added bonus that it is less formal so I could take the forms round in person and they can give me the acknowledgement letter rather than having to post it back.

Any advise?

Thanks

Suzie

Hi Suzie

We are just about to do a kitchen extension so have just been through the Party Wall stuff too. We did it all ourselves. Your architect/building company should give you some guidance and send you electronic copies of the various party wall notices. It is a bit complicated making sure you send the right notice to the right people, but you just need to sit down for the evening to prepare them from the pro formas, and in my opinion, certainly not something worth paying for. Good luck

There's more to the Party Wall Act than just issuing notices. Who's going to carry out an independent conditon survey of your neighbouring properties? DIY?, more like see you in court...

Does anyone know if you need to enter into a party wall agreement with every adjoining property?

I have a semi-detached property and therefore there is only 1 immediate neighbour. But on the other side of my house, I have about 10 properties (ie their back fence is adjoined to my side fence). The closest building structure to the extension I will build is at least 20m away.

No. There are 3m and 6m rules, which I won't go into detail, as your proposed extension obviously falls outside both.

You mention fence, are there any brick boundary walls close by?

    • Certainly the infamous (and mythical) SE London cat killer turned out to be foxes attacking dying and dead cats injured by cars, but fox: cat encounters do appear to happen, even where cats are victorious. Fox: adult humans less so. At least where foxes are the aggressors.
    • That was very kind of you to take the cat to the vet. Did the car not stop?
    • This is a bit outside our area, but I'm posting in case .... Last night (Sat.20 Dec), around 10.30, we saw a cat hit by a car in St Norbert Road, SE4.  We took him to the out of hours vet in Beckenham, where they confirmed that he had died.  They will see if he is microchipped, and contact the owner if so.  They were very kind.   He was a lovely cat, grey and white.  He must have died very quickly.  So sorry to be the bearer of bad news 😞 The vet is Medivet in Beckenham, tel: 0208 650 2003.
    • Watching my cats over the years with foxes, I've found that foxes have totally ignored them. One exception was when a young fox hadn't seen my cat and found himself eye to eye with my cat at a distance of 1 metre. There was a stand off but the fox blinked first and my cat chased him out of the garden. So proud of her. I believe when foxes have attacked cats, the cat has been vulnerable  - old, young, ill wounded.
