If you're responding to me I mean go where your wallet takes you. Farmers for longer lasting and better quality, Poundland for cheaper bits that serve your purpose. I'll use both on that basis.

I like Farmers and have found their prices reasonable. I may go to the new Poundland store if I am at that end of LL.

 

Farmers is great

 

I agree. A little treasure trove! I'm often surprised they fit so much into such a relatively small shop.

Sometimes the same thing in both shops and most shops use the same wholesale

There are two more within a mile(ish) of Lordship Lane.

 

There are also a multitude of estate agents within the same distance. It’s all about demand and supply. If there wasn’t a demand for Poundland, they wouldn’t bother opening here. How many Tesco and Sainsbury stores are within the same distance? I wonder if that argument would be used if another M&S opened, or god forbid a WAITROSE.

Foxtons are moving to the retail unit where Jacksons were previously. , Peddar are moving to where Lilas were previously. Gails are taking over the old brick house.

Poundland local will balance the high street, we cannot assume East Dulwich residents are all wealthy, we have many members of the community who are on a low fixed income, using foodbanks, and members of the ED community are elderly, who rely on their state pension to live on. We needed the balance, and whatever you may think of the pound shop local, I'm sure many of us have shopped in them, I have.

I've been a regular at Poundland in Camberwell for years now. They have maybe three quarters of the store at £1 and the rest has increased to over £1 to £2/£3 and more per item. Just have to watch the price tags. I get lots of bits in there much cheaper but have recently found Morrisons which is just next door has cheaper prices on handwash, shower gel, soaps, shampoos, at under £1 and they are excellent products.


Also, the Camberwell Poundland have recently shut all their self checkouts and don't open them until 11am which is annoying as there are always queues and the management don't seem to be on top of it. I think this is because they seem to have an alarming amount of shoplifters at the store in Camberwell but not enough security.

They are having a new shop done out across the road for Foxtons so guess they must be moving out from the current premises to the new shop. To be honest have only ever seen staff and no one else in the current Foxtons shop. So if they are leaving as it seems inevitable that they are, wold seem no reason to mis-trust the conversations so far saying Poundland will be taking over the premises.

Seems I’m going against the grain here but I’m disappointed to see another big chain opening up. I’m a big fan of the independent nature of LL and this plus pret, joe and the juice and Megan’s (although a smaller chain) opening here in just the last year is eroding what makes ED special IMO.

I made my arguments against the ‘chain nature’ of LL compared to other high streets over on the other thread.


I think the problem a lot of people have, is seeing outside their own bubble, and I mean this with no malice or judgement against you personally. I don’t know you nor your personal circumstances.


LL was once a working class high street, but even back as far as the 70s and 80s I cannot remember any chains in any locations other than the larger retail spaces now occupied by M&S, the Co-op and Foxtons (soon to be Poundland).


The existing chains we have now reflect the altered demographic in the many years I’ve resided here. However, it’s often easy to overlook the poorest in society. Many of these people on low fixed incomes are reliant on shops such as Poundland for bargains. Therefore, during these difficult times, I struggle to have sympathy with the ‘Independent nature of LL’ argument.


No independents are being threatened with the arrival of Poundland (replacing another chain Foxtons), and the increase in footfall will more than make up for any losses independents make. It’s competition, pure and simple.


Out of interest, what independent do you think could occupy that space left by Foxtons?

      The lack of affordable housing is down to Thatcher's promoting sale of council properties. When I was working, I had to deal with many families/older folk/ disabled folk in inferior housing. The worst ones were ex council properties purchased by their tenants  with a very high discount who then sold on for a profit. The new owners frequently rented out at exorbitant prices and failed to maintain the properties. I remember a gentleman who needed to be visited by a district nurse daily becoming very upset as he rented a room in an ex council flat and shared kitchen and bathroom with 6 other people  (it was a 3 bed flat) the landlord did not allow visitors to the flat and this gut was frightened he would be evicted if the nurse visited daily. Unfortunately, the guy was re admitted to hospital and ended up in a care home as he could not receive medical help at home.   Private developers  are not keen on providing a larger percentage of 'social housing' as it dents their profits. Also a social rent is still around £200 plus a week

      Hello, I was wondering if others have had experience of roof repairs and guarantees. A while back, we had a water leak come through in our top floor room.  A roofer came and went out on the roof to take a look - they said it was to do with a leak near the chimney.   They did some rendering around the chimney and this cost £1800 plus £750 for scaffolding (so £2,550 total).  They said the work came with a 10 year guarantee. About a year later, there was another leak on the same wall, which looked exactly the same size and colour as the previous leak. But it was about 2 metres away from it, on the other side of a window.  I contacted the roofer about this new leak, thinking it would be covered by the guarantee. However, he said the new leak was due to a different and unrelated problem, and so was not covered by the guarantee. This new leak, he said, was due to holes in the felt underneath the tiles. He said there are holes in the felt all over the roof (so if this was the cause, I expect the first leak may have been caused by that too - but he didn't mention the holes in the felt for the first repair). It feels like the 10-year guarantee doesn't mean much at all.  I realise that the guarantee couldn't cover all future problems with the roof, but where do you draw the line with what's reasonable?  Is it that a leak is only covered if an identical leak happens in exactly the same place?  There were no terms and conditions with the guarantee, which I didn't question at the time.

      I always like Redemptions coffee though I've not visted for awhile..Romeo Jones was always my 1st choice for takeout Coffee Redemption 2nd. What IS with all these independent Yoga and Pilates Studios? Theres one on London Rd in Forest Hill (Mind) thats recently opened and then theres the Pilates place thats opened on North X Road. I looked at the prices of the one on NorthX road and was frankly shocked at how expensive it is, The FH one is slightly less.  Made me decide to stick with classes in The local authority gym

      Dulwich Village update: The old DVillage location is (again?) under offer. The storefront next to the new grocer is going to open as a yoga and pilates studio...the name of which I've forgotten. 🤦‍♂️  Megan's is starting to push its takeaway coffee and cannibalise some of Redemption Coffee's market share. Is Megan's struggling? It's quite a big restaurant they have and rent cant be cheap. The reinventing of the Megan's branch on Lordship Lane as Ollie's seems to have stalled. And Redemption is looking a bit tired these days...
