is this a reasonable cost for an architect?

Hi there


We are planning a kitchen extension and loft conversion. We've found an architect that we like, but don't really have a sense of whether he's suggesting a reasonable fee. It feels a bit frighteningly large. I'd be very grateful for any feedback from anyone who has employed an architect before.


His proposal for the whole lot is circa ?4800+VAT, broken down like this:


Stage 1 ‐ Prepare a full measured survey and finalise your brief (RIBA Stage A ? B)

Stage 2 ‐ Prepare and discuss various design options. Appointment of other consultants as required. Refine the preferred scheme. Review local planning requirements. (RIBA Stage C)

Stage 3 ? Prepare and submit an application for planning permission (RIBA Stage D) I proposed a fixed fee of ?2,300+VAT for stages 1 ? 3.

Stage 4 ‐ Submit an application for building regulations consent. Prepare constructional information and schedules for tender (RIBA stages E ‐ J).

I proposed a fixed fee of ??2500+VAT for stage 4.


Many thanks to anyone who can shed any light. I would ask other architects of course, but it would be great to get a customer's point of view.

I would also say it looks slightly cheap if it is for both kitchen extension and loft. An architectural designer would be cheaper but does not provide the expertise assurance that you are paying for here. I agree with above comment that does not cover construction phase and you should check to see whether they will remain engaged during construction in case thee are any design issues.

I am an architect and think that the fee proposal by your architect is reasonable(not knowing all the details). It would be useful to ask him for a schedule of services (Available to RIBA registered architects) if you're concerned about any gaps later on in the process.

He helped us with our kitchen extension last year and I have only good things to say about him. At the time, I got quotes from three other architects and he was the most reasonably priced (no VAT and structural engineer's costs were included in his price, as well as managing the project from start to finish). Fees sound about right (as has been said). Under each of the RIBA work stages, we provide a breakdown of the tasks involved, so that you can see how our fee proposal has been arrived at.


We give the option of preparing drawings/ images in 3D to help clients visualise (often an issue with looking at 2D drawings) the proposals prior to committing to bricks and mortar.


VAT is not payable on our fees, which also helps!

    • Hi JenJenJen, Southwark Council have targets for turning around "minor voids" which are council properties with minimal work to be able to re-let them to new tenants. As it is consistently missing these targets and taking 3 x times longer than the target, that past councils did meet, they have just relaxed the targets to the level they are currently achieving. Clearly these empty homes are empty much longer than I suspect you, and definitely I, and the new tenants, would like.  Big fan of More or Less. But their reporting is at a country wide level for empty homes not down to individual councils.
