Underused garden office or treatment room?

I am a fully qualified and insured complementary therapy practitioner with multiple references and have run a practice for over a decade in SE22. The rooms I have been using will soon be no longer available and I am looking for a space to rent, perhaps in an underused garden office or a home treatment room. I am looking at East Dulwich only with close proximity to the station/Lordship Lane. I am looking for two half days (lunchtime- 9pm one evening per week and from 8am-2ish the following day)
