Moving to ED..?

Hi all! 

I’m hoping to get some advice: my husband and I have been looking to buy a semi-detached property in ED.  The catch is we want a large garden (big dog and I love gardening). Sadly we had one fall through on Barry road. That criteria tends to limit to roads like Dunstan’s, Overhill etc.  

We’ve spent a lot of time in ED but less so in that specific area and so I wanted to know if it is safe by Dawson hill / donkey ally / adjoining roads or whether it can attract some issues? we both will be commuting so coming back when it is dark at night as well.

There's been a spate of phone snatching around East Dulwich station and along Lordship Lane. But don't let that put you off the area, these things come and go. I've never had an issue late at night in the areas you talk about and I've been around here for 18yrs (before I moved I had the same concerns as you). Go visit your areas late at night at different times for your own peace of mind (I did)

I've lived on Overhill Road for years and have never had any issue. Many of the flats in Dawson's Heights are privately owned and it has a lovely community feel. We walk through the estate and onto the nature reserve behind it every day - best views of London and a great place to sit and take stock. Also the views from some of the houses on Overhill Road are amazing.

Also the houses south of Peckham Rye (Mamora, Therapia etc), have big gardens.

SE22 is a lovely area and very safe.

What size do you consider to be a large garden?   I know someone who might be selling soon.

I've lived in a flat on Dawson's Hill for 17 years. I have never felt unsafe coming home. I don't use the back paths in the dark at night, but I wouldn't do that any place as a woman on my own.

Lived on Overhill Road for 10 years. Very safe no issues. Had more issues on Lordship Lane and towards Peckham. Dawsons Heights is a gem btw. Just have to get beyond the facts it looks like it could be dodgy but it's lovely.

I love Dawson’s Heights at night with the lights on I feel I’m on a Greek island with a ferry coming into port. .

Big question is how much are you prepared to spend, it never ceases to amaze me how prices in SE22 and most of the adjacent post codes continue to spiral.  I don't know how the average London family can afford to move here.  I expect many of us became owners when prices were not silly.
