New Shops in East Dulwich and Nearby - 2025 Edition

The long empty site at the top of Lordship Lane by the Library is now a cute little bar and restaurant -  Victus and Bibo.  We had a few beers there on Saturday night and it was very welcoming.

If JoJo can't afford the increasing rent there (which was one of the reasons a staff member gave when I asked why they were closing), it's odd that a charity shop could - not doubting what you've been told, but it just doesn't make sense!

I believe that Charity Shops pay reduced rent.

I believe charity shops pay reduced business rates but the rent charged by a landlord is purely a commercial decision regardless of the type of tenants.

Many high streets have been taken over by charity shops. I can’t believe they’re paying full rent. I think landlords accept a low rent from a charity for a short term. Hopefully someone who actually knows will set me clear.

I was sure I had replied to this, but I must have dreamed it!

I googled Victus and Bibo and found a reference to them on this  forum from years ago 😮

Not 100% sure but I think charity shops do t pay corporation taxes .do t get charged vat on the goods they sell.also get between 60/70% rates reduction not sure about rents.

Not noticed this when passed today - so used to it being  closed. When the original restaurant (Moulin) closed down, the new owners said they were going to have a new restaurant after modernising the premises. This was around 10 years ago!.

The Jamm Hub is a forthcoming restaurant and cocktail bar at 84 Park Hall Rd (West Dulwich, by La Gastronomia and Croxted Rd). Not open yet but looks nice inside.

Anyone know what the V7 local is turning into? Saw some guys painting it a teal colour last night which made me think it’s probably turning into another Truepennys haha - hopefully something more interesting

Victus and Bobo had a hand written sign on the door advertising Two pints and a pack of crisps for £10. Seems v good value!

On north cross road yesterday I saw some blokes wheeling F45 branded exercise bikes into the newly refurbished shop that used to be a mini cab office.

Love cafe completely changing concept to Turkish meze and grill, no longer serving breakfast. I, for one, ask pretty happy about that.

The small St Christopher's charity shop is closing down.   they will be moving into the vacant jo Jo unit sometime in april

Also saw that the barbers on Grove Vale next to Alpine Dry Cleaners has become another nail bar.
