Outstanding Support from No-Files – A Truly Exceptional Experience

I want to extend a huge thank you to Tony at No-Files Estate Agents for his incredible help and unwavering support over the past 10 months. My flat sale was far from straightforward, and I truly don’t think I’d be in my new home today without him.

The process was made extremely difficult by solicitors who were unprofessional, unresponsive, and at times, outright rude. They refused to communicate with each other, which caused significant delays and confusion throughout the chain. Tony became the key point of contact between four people in the chain and the other estate agent, constantly stepping in to manage communication and keep things moving.

The situation became so complex that all parties were forced to exchange and complete on the same day. Despite all three buyers and sellers having removal vans booked and packed, one solicitor refused to answer calls and only sent a single email at 3:55pm making it impossible for anyone to move that day. This caused unnecessary stress and cost for everyone involved and we all live for weeks with a flat with all my items packed away.

To make matters worse, my mortgage offer—along with the offers for others in the chain—was expiring. Solicitors offered no guidance and simply suggested reapplying, with no clear timeline or confidence in the process.

Throughout it all, Tony remained calm, communicative, and supportive. He was the only person I could rely on to explain what was happening, keep everyone in the loop, and offer reassurance during moments when I felt completely overwhelmed. His professionalism, dedication, and genuine care made all the difference.

I am so grateful I chose No-Files. Although I’m sad to have moved out of the area and may not be able to use them again, I wouldn’t hesitate for a second to recommend them. If you're looking for an estate agent who is professional, honest, transparent, and truly goes above and beyond—No-Files and Tony are exactly who you need.

Hi Andrea, thank you SO much for your review and recommendation. It was, indeed, a bit of a nightmare of a transaction but I am delighted we got there in the end before the various mortgage offers ran out. I hope you are enjoying your new home. Also, thank you Sue for the clarification!

Hi Sue, they were not local solicitors. Andrea’s was based in Wales and the other firms involved were large nationwide conveyancing companies (rather than conventional high street solicitors). I’m happy to advise clients and buyers privately on what I believe to be their shortcomings but I don’t think doing so in public on the forum would be appropriate, particularly as they are not locally based. My general advice would always be to steer clear of the big conveyancing companies as they are, in my experience, notoriously difficult to contact when the need arises and the case handler is often not a fully qualified solicitor and so issues have to be referred upwards to “technical teams” internally, which was part of the problem in Andrea’s chain. No problem. I think it is also worth saying, in light of the recent Panorama programme, that we, at No-Flies, are completely independent and do not have referral arrangements with solicitors or surveyors. We believe that both buyers and sellers should be free to make their own choices on who they wish to instruct - though we are happy to provide recommendations and will try to warn people off firms with whom we have had previous bad experiences.

    • @beansprout The Swedes seem to have a useful strategy with regard to offenders  which has reduced repeat offending.  I agree that prison time for minor offences is a complete waste of time. Even worse is that prisons are "colleges of crime" where inmates learn about how to be do crimes and worst of all, become exposed to drug taking. I wouldn't advocate having chain gangs as in the USA but some strategy for getting them into say manual work under supervision might be useful - especially if it came with a modest wag. This would be significantly cheaper than the £51,100 it costs per year for  keeping one in jail.
    • I agree there are other options, but apart from cutting off bits of the body, which is probably not going to happen here, at least hopefully not in my lifetime, I wouldn't call them"stricter"! Unfortunately ultimately it may depend on what is cost effective in terms of implementation.
    • This year it was Pfizer. Last year was Moderna and I was quite  ill after it for the first time. I think last year was the only time I have had Moderna, but the illness may have been nothing to do with what kind of jab it was, I don't know. I have no idea whether everyone gets the same one in any particular year, but I'm sure someone else on here will know! 
    • Thanks for posting this JMK we have had 3 children at Charter East so have been involved with the school from the very early days and have watched the impact of inconsistent, unsupportive and at worst unprofessional and biased management on them over the years. Individual teachers have at times been great and as JMK says it is the overall structure that creates a toxic and punitive atmosphere which directly impacts some families more than others and these are the kids overwhelmingly that have an SEN.  The experience of these families is night and day compared with the families with children that can cope in this system.
