  3. We set up No-Flies as an independent property sales agency in April 2013. Our success has been in no small part due to this wonderful forum. This month is, therefore, our tenth anniversary and to mark the event we are offering the following special fixed fees for sole agency instructions received in April and May 2023. Flats - £4,000 (plus VAT) irrespective of value. Houses - £7,000 (plus VAT) irrespective of value. Fees only payable on a successful sale of course.   11. The Chancellor has today announced a change in the way in which stamp duty is to be calculated on house purchases. Previously a purchase was subject to one rate of stamp duty dependent on the price paid. From midnight tonight you will pay different rates of stamp duty on different "slices" of the purchase price, much as you do with income tax. The blog post also contain a link to an HMRC stamp duty calculator. If you have already exchanged contracts before midnight tonight but not completed on your purchase you can choose whether you wish to pay stamp duty under either the old or the new rules. We have found Nick Harper at Hepburns to be good - they are based in Blackwater Street just off Lordship Lane. To be clear, we do not have referral arrangements with Hepburns or any other solicitors, it just seems to us that Nick has done a professional and efficient job when we have encountered them.   16. We just wanted to post on here to thank the Forum and the people on here who have wished us well, or used our services and posted recommendations, for all you support over the last year. We have recently been told that we are one of six estate agencies shortlisted for the "Best New Agency of the Year" at the forthcoming national Negotiator Awards.   20. Sorry you don't like the name Loz. Our sale boards are designed to focus on the status of the property (ie: For Sale, Under Offer and Sold) rather than to emphasise the company name. I attach photos of our boards to show this. Brendan.
  21. Loz - our current autumn promotion is a flat fee of ?3,000 (with no VAT) for sole agency appointments irrespective of the selling price of your property.

Mick Mac ? we would just like to clarify what we mean when we say we are an ?online agent?. We do not have a high street office and it is in that sense that we are online. Some ?online agents? list your property on Rightmove/Zoopla, etc and then leave the rest of the process to you. We are not an ?online agent? in that sense. We provide a full service, including valuation, marketing, accompanied viewings, feedback and sales progression after an offer is accepted. Anybody using us will notice no difference from using a high street agent (whether in terms of generating competitive tension amongst buyers or otherwise) except that they will be dealing with grown ups (who have bought and sold their own homes on a number of occasions so understand the possible frustrations), getting better service standards and lower fees. Red devil - you are correct that challenges do, potentially, lie ahead. If we are to succeed in the long term we will need to ensure that anybody else who represents No-Flies embodies the ethos of the company (and that the directors remain hands on in relation to individual transactions) as that is, we believe, what distinguishes us. Should we fail to do that we would be rightly criticised. This is, however, a challenge all companies focused on excellent service standards face and one with which we look forward to dealing when the time arrives.

I was a solicitor for 25 years before setting up No-flies and unfortunately the facts that you set out maroberts82 do not IMO give you any right of action against the seller, whether in the small claims court or elsewhere. I am not in the business of giving legal advice these days however so you may want to confirm that with your solicitor. Hope that helps.
  24. Hi there. We are sorry that you have found yourself a victim of gazumping. Unfortunately until contracts are exchanged there is nothing to prevent a seller accepting another offer. There is some information on Gazumping and possible ways to avoid it ( none foolproof) on the blog section of our website if it is of any help - www.no-flies.co.uk. It seems to me that you have been involved in a contract race. There are strict rules governing solicitors in this situation - whilst there is nothing to stop a seller issuing more than one contract the Law Society requires the seller's solicitor to notify all parties to whom a contract has been issued that they are in a contract race and to explain the terms of the race. It sounds as if your prospective seller's solicitor has not done that in this case and it may be worth discussing with your solicitor whether there are any grounds for complaint. You won't secure the property you wanted but it may be some consolation. I hope this is of some help. No-Flies
