Anyone living on Croxted Road

Hi,

We are looking at a property on Croxted Road near the Turney Road across the Garden Centre). I wanted to get people's sense on:

1. Road and train-line noise (house is on side sandwiched between street and the rail line)

2. Secondary schooling - lots of good state primaries, but I don't think there is a catchment for a good secondary

The proximity to Herne Hilla and Dulwich Villages is nice as are properties on that street, but bit concerned about the above especially given required mortgage levels we might not be able to do private secondary.

Private schools are being lambasted by this Labour government so you might need to think about the state secondary schools in the area and there’s a good few that are on a par.

They are being taxed into oblivion. 

 

a lot of them, previously fully subscribed (we'll call you, don't call us) are no advertising desperately for new pupils, even paying for those bulk junk mail drops.

How are they being taxed into oblivion?  Most parents can afford it.  Why does it bother you?

Returning to the question, although still not directly answering I'm afraid as ive not lived on that road: I have previously lived in a house where the railway line was behind the house and over a playing field, and also in a flat blocked from the railway line by at least one more block worth of houses. I would not live that close to a railway line again. In the house the noise with the windows open always disturbed me at night. And you need to bear it mind it is not just the timetables of passenger trains you need to consider, at night time there could be freight trains too. That was my problem in the flat: not noise, I was shielded from that, but the weight of the freight trains passing made the whole building shake enough to wake me up. If you are a sounder sleeper or less sensitive to noise it could be fine. I would suggest checking if freight trains use that route though.

Without doubt a busy road with constant traffic - but can always put in double glazing. If you have a car, don’t expect to park right outside - prob further away but with walking distance. Agree with PeckhamNicola re train times and freight but at least not wizzing by every few minutes!

Dulwich College, Alleyns. Judith Kerr on Half Moon Lane - good rep - no idea whether secondary or primary  - think primary. Also Charter School North - good reputation and Ark Evelyn - no idea! You might also look at West Dulwichand Crystal Palace Schools. Try Harris Academy as well.

We live a little further down, on Pymers Mead. Traffic is terrible (always has been, but worse since the introduction of the Southwark LTNs). It's mainly the school drop -- traffic is noticeably lighter once the private schools break up 

Have a few friends who live on that side of CR backing on to the train line. None has had any major complaints and the gardens on that stretch are fairly long, so you're not right on the line. Some have kids who go to Charter North -- its catchment defintely extends to Croxted Road. Other state secondaries nearby are Elmgreen and, of course, Kingsdale, although that doesn't have a catchment -- pure lottery

I think, with schools, you really have to find the one that suits your child, rather than moving to a school catchment and then hoping it works.

Mine both went to a high ranking and covetable school and had very different experiences - one loved it and the other was bullied and traumatised, and hated it. WE actually moved away because she couldn't walk around the area (yes - Dulwich area, so one of the local schools).
