Blah Blah
The plans look interesting but once agan, we have developers offering just the bare minimum on social rents. 222 units, but no mention of how many are for social rent. From the floor plans, I counted just 21. alice
Well, affordable rents are not social rents but I had thought they needed to be 80% of non-affordable rents Link to comment https://www.eastdulwichforum.co.uk/topic/369695-plans-for-174-rye-lane-peckham-former-asda-site/#findComment-1726619 Share on other sites
Blah Blah
Shared living amenities come with shared service charges and there is no ceiling to anual increases in those. Expect many of the properties will be sold off plan to investors that never live there. Just more additions to rental properties that very few locals can afford to live in. Questions to be asked at their drop in sessions. Blah Blah
I absolutely will. Fed up of property developments that are funded from offshore investors and price out local people. Fed up of the demise of social rents and the growing crisis of families in bed and breakfast. Fed up of young people being unable to save deposits, start families and generally have the same security of tenure that previous generations had. So yes, I will drill down into the financing, affordability, where the properties aer being advertised for sale, and how many are genuinely for social rent. Otherwise, no opposition to redeveloping that site in that way. jerryc
7 floors high right , staggered upwards from Rye lane ? Would like to see some more useful CGIs as the ones supplied dont really get that height across. 222 units too - that's pretty tight ! So it's got height to it, but not Aylesham proposal height. The development above the f45 is also 7 floors. So the height in this instance doesn't necessarily bother me, rather the inevitable lack of a decent amount of affordable housing for local people and families. These "flats" look tiny, and i'd say are more like a really nice dorm room than anything else. 1 Link to comment https://www.eastdulwichforum.co.uk/topic/369695-plans-for-174-rye-lane-peckham-former-asda-site/#findComment-1729028 Share on other sites
alice
Aren’t there legal minimum sizes for various flats? Southwark Council sticks to the National standards which says 37 m² for a studio, 61 to 70 m² for three or four people in a two bedroom flat Edited December 2 by alice Additional information Link to comment https://www.eastdulwichforum.co.uk/topic/369695-plans-for-174-rye-lane-peckham-former-asda-site/#findComment-1729030 Share on other sites
