Hi!

I am trying to sell my flat in East Dulwich but I am finding the real estate services appalling. The communication is super bad, no feedback, no interest. They promise to call or provide the requested info and never get back. Also, sometimes they are super pushy on asking things I have explicitly said from the very beginning that would not work for me.

Anyone can recommend any Estate Agent they had positive experience with? Thinking of switching

No Flies are often recommended on here.

I have never used them and have no connection with them, but going by the glowing recommendations they would be my first port of call if I was thinking of selling.

To the best of my knowledge they are an independent estate agent and not part of a chain.

@OutOfFocus I am not sure at what point you thought the joke is funny. Unless you're an estate agent yourself and took it personally...

It was "pretend" as opposed to  the "real" estate services you criticised in your first post!

I thought it was funny too.

It's just a play on words.

Yes, just a play on words, as the term 'real estate' isn't in general usage in the UK and stuck out in your post. I'm sure no offence was intended.

I like the use of the world real estate, something we don't tend to use this side of the pond unless we are talking large pieces of land.  I understand that real estate does cover individual properties.

Perhaps estate agents used to be known as real estate agents.  Let's ask AI

Ah, it started when they were involved in selling the estates of the landed gentry, and then moved into the mass property market.

So why are/were they "real"?

Does the word have a different meaning in  estate agent speak?

Sadly, your experience seems pretty typical to me. Estate agents must surely be a dying breed. Apart from adding your photos to Rightmove, and setting up a few appointments, what do they actually do? We sold our house last year, over £10k in estate agents fees, for appalling service, rude, patronising, as you said zero proactivity, zero feedback, I was constantly chasing. Just avoid any beginning with W, that would be my advice.

Really don’t  know why people don’t sell their property by them selves…or at least start that way… not difficult if a freehold house, might be  more complicated if leasehold flat but with a good solicitor doing his work, should be fine. With many people using internet, plenty of people put  looking and numerous  other ways to reach target audience. Was a relocation agent for  years both in sales and letting through London and home  counties.. ie acquiring properties for individuals. Same goes for rental/ letting agents.. tenancy agreements are standard, totally agree that various laws governing terms  are updated but nowadays the majority of estate agents in letting and I assume sales  belong to a recognised body so really one can let oneself. Tenancies are free on line or can be purchased for a nominal sum. What do they do for their commission in both instances? Introduce tenant or buyer, in theory check out references and produce a tenancy agreement, agree amendments, sign by both parties, collect deposit and rent. Organise inventory check in and that is it. And then if you decide to pay them for management of property an additional fee in the hope that they will use approve contractors for all repairs in a suitable time frame for tenant. Was a post earlier or towards last year not sure on here or Facebook covering this point and lack of management from agent for months. I hasten to add that not all sales or rental agents behave in this manner but certainly some in good old ED. was definitely a posting about a well known agent in the village who was “slow” concerning the above. From memory, change if staff and just got buried…in my book totally unacceptable excuse. That is why they have managers in each estate agent to overseas and stay abreast of sales and lettings. Can’t pass the buck…and most companies irrespective of type of industry have a leaving policy and hand over policy produced normally by HR..Same could be said for consultants in  new build sales but normally they are  responsible and accountable from start to finish ie monitoring sale  the whole way, have to produce weekly reports to head office  plus  follow up on all enquiries. Been their as well over my career.

Selling one's property by oneself  is totally feasible if one uses an online agent to get a listing on  Rightmove. RightMove will not accept listings from individuals however if you use online agents such as Strike ,  Purplebricks,  Yopa,  99Home,  TheHouseShop  etc.  They act as a "gateway" for you into RightMove or Zoopla. They offer Professional photos and floorplans (sometimes optional), Enquiry forwarding and  Optional extras like hosted viewings.

    • I’m in exactly the same position.  They badgered me for ages to have a water meter fitted.  I’d prevaricated simply because it’s so tedious dealing with these people but eventually gave in when the communications became increasingly frequent and aggressive and it was done in March 2023. I just assumed I’d then be charged on actual consumption but I received an email this morning with details of the latest price increase and it said, “Since your property doesn’t have a water meter, your bill is calculated in advance based on fixed rates rather than water usage”.  I’m sure they’ve realised I’d be paying much less if they billed me on actual consumption but have not gone out of their way to inform me.  Trawling through their website, for me anyway, is an unutterably tedious chore, but I think I’ll now have to work up the energy over the weekend to pick up the phone on Monday morning and have a word with them.
    • Great Service again from Andy.  Contacted him with a couple of issues with toilet cistern and shower.  He came over and sorted it all out quickly. Good advice given, reasonable charge for the jobs.  Highly recommend Andy!
    • Just seen this.  Your post was a bit unnecessary.  I was simply responding to the previous post that children should be cycling on the pavement. But as you say I know shed loads about transport.  Not to the depths that some go down to the minutia.  Some call me the space cowboy.  Some call me the gangster of love.  I think of myself as the people's poet.  You have to laugh at yourself. Echoing what DKH said, we weren't there, you don't know the parent was making a snide remark, My favourite Dulwich parent story was a few years ago were friends when we were in the Herne garden a few years ago, who let their children run riot.  Bless.  One decided to turn the hose on spraying some poor drinkers.  Now most of us would be mortified, but the friends welcomed their child's creativity.
