Surveyor

I used Mortimer and Carey and was very pleased. I got their "Building Survey" which was very comprehensive and entirely written for my property (i.e. no cut and paste).


If you are just getting a valuation, then which company you use doesn't really matter, but if you wanting a more comprehensive report then do select carefully and never use the ones recommended by mortgage providers.

Actually, it does because if the surveyor is not local and, after 9 moves, I have found that they often aren't, then you are in danger of having an inaccurate valuation.

Too high and you will need a bigger mortgage or a larger deposit, too low and you end up having to re-negotiate, something the vendors might not agree to.

Estate agents are meant to show the valuers comparative sales data to shore up their view that your property is worth X but we know how different estate agents can be in their practices...

Sorry - should have been more specific. I was talking about the post offer acceptance valuation that mortgage companies require. A 'too high' valuation at this point is rather irrelevant (except to give you a feelgood feeling).


Most valuers come in, ask you what you paid and, in most cases, agree with that value.
