red devil Posted November 21, 2014 Share Posted November 21, 2014 Hi Siobhan, unless you've got a proper plan and know what you want regarding finishes, you might as well use the rule of thumb that it will cost around ?1,800 per square metre for a standard finish. If you've got the info for a proper quote you should get a minimum of 3 to flush out any rogue quotes i.e. too high/low... Also The existing walls of the house you will need to remove. (Steel requirement)External walls material. Block/London stock (Big difference in cost)Type of subfloor. Concrete/Suspended timberUnderfloor heating?Roof type. Flat/pitchedRoof Finish. Tile, Slate, Rubber, FibreglassRoof windows? Velux/FlatBifolds/ sliding/ double doorsUse of room. Kitchen/Bedroom (big difference in electrical and plumbing requirements)WC/Bathroom install?Decorative finishes.Walls, Floors, Bathroom?Services/Costs before going on site to buildArchitectPlanningStructural EngineerBuilding ControlParty Wall SurveyorThere is a bit to consider... Please remember, the more info you can give a builder exactly what it is you want, the more realistic his quote will be. Also make sure any quotes you get include VAT. red devil Posted November 22, 2014 Share Posted November 22, 2014 You're obviously not a Polish builder then ;-)Joking aside, I recently had an ED based builder (English, if that matters) quote for a single storey flat roof extension, London Stock walls x 3, with 2 sets of French doors, with a floor area of just under 20m2, which he provisionally priced at just under ?30k, circa ?1,500/m2. ?1,800/m2 would equate to ?35k, the ?5k covering any structural alterations, however these weren't required in this instance as access to the extension was through an existing external door opening... I had a quote for a side return on my house in Norwood, and was told it was around 35000/40000.I used a company for Refurbishment not Side return, as I decided to rent the house out.
