Very quiet road with quick and easy access to shops and transport links, it's 5 mins from Nunhead and also walkable to Queens Road Peckham or New Cross Gate (10-15mins depending on how fast you are!)

The flat was completely refurbished 10 months ago, it has a living/dining area, one bedroom and a bathroom with bath and shower. It has a washing machine and tumble dryer and you can rent it furnished (price will be slightly higher)or unfurnished.

It's a quiet road with plenty of street parking if required.

?1100 p/month including bills (council tax, wifi, electricity), gas will be separate on a smart meter.

  I'd try the Dulwich Village or "North Dulwich Triangle" forums for more local knowledge but I don't think those areas compare to Abeville Road at all. It will be quite a different lifestyle.

  Yes, Dulwich Village commands a premium and justifiably so given access to the City via London Bridge plus the top rate schools within walking distance. The bus services are really good also - 37, 42 and P4. The P4 is useful for connecting to the Victoria line at Brixton. It's worthwhile waiting for the right property. I know of one which will be coming on the market in a few weeks - 4 bedrooms and south facing garden circa £2.5m.

  I realise this is highly unlikely, but if anyone has a colour laser printer in very good working order, I'd be delighted to take it off your hands!
