Lovely, sunny and spacious 1 bed flat in leafy area with great transport links. 6 minutes walk to East Dulwich train station and 8 minutes walk to Denmark Hill train/overground.

Ex local authority flat on 2nd floor (no one above) in calm, quiet area with views over Crystal Palace and nearby woodland. Own private entrance and balcony. Sainsbury's is very close and Lordship Lane is only a short walk away. 10 minute walk to King's Hospital so would particularly suit NHS professional. Flat is great for single occupant or could also suit compact couple. I have been very happy here for many years - renting out due to relocation.

Rooms: entrance hall, large bedroom (approx 9'8 by 13'10), bathroom/WC with bath and shower, large living room (approx 13'10 by 11'05) with balcony, kitchen (approx 9'5 by 8'). Photos using fisheye lens but bedroom and living room really nice and big. Viewings welcome.

Well-insulated, electric heating (but very cheap to run - bills can evidence this), gas cooker. Flat is furnished, available from January, six month minimum let, happy to rent for longer. Rent is ?1100 pcm. Contact by messaging on here or call Lucy on 07782 218 320.

    • I'd try the Dulwich Village or "North Dulwich Triangle" forums for more local knowledge but I don't think those areas compare to Abeville Road at all. It will be quite a different lifestyle.
    • Yes, Dulwich Village commands a premium and justifiably so given access to the City via London Bridge plus the top rate schools within walking distance.  The bus services are really good also - 37, 42 and P4. The P4 is useful for connecting to the Victoria line at Brixton. It's worthwhile waiting for the right property. I know of one which will be coming on the market in a few weeks - 4 bedrooms and south facing garden circa £2.5m.
    • This is an utterly foolish and alarmist statement, completely at odds with reality.
    • I realise this is highly unlikely, but if anyone has a colour laser printer in very good working order, I'd be delighted to take it off your hands!
