Hi SE I'm not sure on the regulations but it sounds as if you need to have some more sockets added regardless, seeing as you are having to use extension leads. A qualified electrician will be able to help you out there. I do know that its good practice to limit the number of extension leads as much as possible and it is not advisable to overload any sockets, as this could cause localised overheating or a short-circuit.

as far as i know only new builds are required to fit mains operated fire/smoke detectors, but old conversions are not. its not an expensive outlay though and if anyone needs a number of an electrician to fit them i have it. pm me

I think it is also worth saying, in light of the recent Panorama programme, that we, at No-Flies, are completely independent and do not have referral arrangements with solicitors or surveyors. We believe that both buyers and sellers should be free to make their own choices on who they wish to instruct - though we are happy to provide recommendations and will try to warn people off firms with whom we have had previous bad experiences.
