  1. It includes restrictions (without permission) relating to not making any changes to the plan or elevation of the property and not being allowed any other construction on the premises (I don't know if that includes things like sheds etc). There are other things like not operating certain businesses from the property or storing plant or machinery - which we have no problem with. We will probably go back to our original solicitor, but just wondered whether anyone had been down this road before and had any experience of what removing a convernant might cost.
  2. We have a restrictive convenant on our house from 1928, which we think is still enforcable and which we'd ideally like to have lifted/revoked (whatever the correct term is). Does anyone have experience in this area? - any idea of the cost involved, presumably its not a question of being unable to remove it - just what the 'value' of the covenant might be, any idea of whether there is some kind of formula involved in calculating the value of a 'covenant'? Not really sure where to start, or indeed whether the fees involved are likely to be so prohibitively expensive to not even pursue it.
  3. We recently tried Openrent to try and circumvent using a high street agency and must admit we didn't have a great experience. If it does work out, then its obviously a much cheaper option, but we found that calibre of the applicants/potential tenants was definitely lacking. We ended up referencing 2 (virtually 3) sets of tenants, who then either didn't pass or didn't even follow through with some of the information required. Perhaps it was naivety on our part, but it did mean losing time and money on a larger than was necessary gap between tenants.
  4. We certainly have and so far, not had a response (of any sort) from any of them. Not even, a 'no can do' ....... I hadn't imagined we need to pay them .........

Am hoping someone might work for or perhaps be aware of a physiotherapy, osteopathy or chiropractic practice (or similar) who would consider providing a work experience or shadowing placement for a 6th form student (for a few days in June), who is doing all he can to bolster his statement for his UCAS application. He is DBS/CRB checked. Any leads would be much appreciated.

  7. Have been given a tall, well established umbrella plant - which isn't looking in great health and I'd very much like to save, if I can. I'll try and post a photo - but its very tall, woody, thin and straggly. Any help/advice welcome on how I might be able to transform it (over time) into a shorter, bushier, healthier version of itself.
  8. Am looking for someone available in the next month or so to completely refurbish a 1 bed flat. Any recommendations would be greatly appreciated. To include:- - fitting a new bathroom suite (in the same position as the old one), - Bathroom tiling, - Knocking through a stud partition wall between Kitchen and Lounge - sealing up an existing Kitchen doorway, - fitting a new Kitchen, - decoration and laying laminate flooring throughout.

  11. 1) If you have the time to do the leg work to shop around yourself, then why not ......... but if for any reason you may not have the pick of the whole market (ie. bad credit history, trouble proving your employment history/salary, certain types of property are difficult to mortgage, other mortgages/commitments), then a decent mortgage advisor/broker can narrow down the lenders you can deal with, saving time, effort, unnecessary credit checks and potentially paying wasted 'fees' only to find out that you don't fit their qualifying criteria. 2) Some charge you (a set fee), others receive a fee from the mortgage company = 'finders fee', or it can be a combination of both. Some people prefer to pay the set fee themselves, on the assumption they'd get a truly unbiased recommendation, but either way, the advisor/broker should be upfront about how they get their fee from the very beginning.

  16. Can anyone suggest a company who are able to clear out guttering, clean barge board, window clean and wash down some upvc panelling? The catch being the property being a 3 storey townhouse ......

Having had a quick ring around I've been quoted between 10-15% for a let only service, which is already significantly more than I've paid previously, even if that was admittedly a couple of years ago. Coupled with the fact that I'm a rubbish negotiator, can anyone advise on whether this really is the going rate for this service or if they can be negotiated down (and how far)? Any Agent recommendations that provide a reasonable balance between fees and service (from a Landlords' perspective) ......

The house is probably in the minority in not having had its garage converted - on our little run of houses, so was assuming it wouldn't be too much of a problem and more an issue of whether we can afford the work. In fact I was thinking that as the others certainly haven't been done since we've had it, there might even be less bureaucracy in store with planning rules and regs' being more relaxed in recent years.

Am just considering converting the integrated garage on a 3 storey townhouse and wondered if anyone that has had anything similar done recently, could give me an approximate idea of cost and perhaps even whether if they'd recommend the builder used for it. (We'd then want to move the Kitchen from upstairs into it and appreciate that the cost of a new kitchen could be in virtually any price range, but if that rough idea of cost could include preparing the room for a Kitchen that would be great to, as it would need more electrical sockets and perhaps a gas connection for a cooker when obviously an ordinary room wouldn't need those).

Type of cuisine - not fussy, but fairly formal Price - mid range/ideally no 2nd mortgage required If it was within walking distance of 49th and Lexington that would be an added bonus
  25. Anyone got any suggestions on reasonably priced picture framers ... Have got a large-ish print (60cm x 60cm) of no great value (but just fun) and am trying to get it framed. I wanted to go for something abit nicer than a clip frame, but its not a 'standard' size and the 2 framers I've visited have quoted ?120+ to frame it - which is seems abit excessive for what it is. Any ideas on other possible options?
