  1. Got to agree with jimmyraj, if you haven't already, look at Peckham Rye. We lumbed for it over ED for similar reasons as above, but touching on your orginal "value query" could get good sized 3 bed for the price of a 2 bed in ED. Seen recent 3 beds with asking prices of circa 450k-500k, compared to the 550k-600k in ED. Peckham Rye is actually closer to Lordship Lane than much of SE22. Could be the perfect compromise.
  2. Yep lovely gardens alright, but who's charged with upkeep of the bowling green? It's in a shocking state this year, a real shame considering the effort that's gone into refurb of the pavilion and cafe initiative to encourage public play.

When Duke first changed hands a year or so ago it was great, popped in for a couple of cracking roasts, but most recent experience (1 month ago) was a bit different - seemed to be different owners with a whole new style. Frog on the Green on the other hand is absolutely superb and open until 8pm all weekdays so dead handy for picking up last min dinner options on way home - check out their meat pies, made fresh on the premises and a steal for a fiver.
  4. I think this is a great place - fantastic breakie every time I've been in and always served up by friendly and attentive staff. Love the atmosphere too, always rammed when I swing by, usually on a Sat morning. Then again I liked Le Chandelier too, so what do I know!
  5. Agree with all the positive coments about Bellenden and PR station. Hoping to move into the area within the next few weeks having decided on Bellenden over ED. I looked at stacks of property in ED which was at least a 20 minute hike down to ED station and around 15 to the lively bit of LL. I reckon I'm closer to both in Belleden village! Plus I'll have the added bonus of Bellenden Road and PR station. Can't wait to move!!
  6. Does anyone know to what extent the proposed changes to the Denmark Hill route to Victoria/London Bridge will impact on the service from Peckham Rye to either Victoria and or London Bridge? I'm moving to the area very soon and still trying to get to grips with the various routes available. I've tried contacting the rail operators but without much luck!

I've been thinking of moving to the area for some time and took a big step closer this weekend when I registered with a few agents (sorry but even Foxtons!) and viewed a couple of properties, but now I've started the ball rolling, I'm feeling a little hesitant! I love the area (from what I've seen on a few weekend/evening trips, plus what I've read on here) but can't decide if I'm making the right call! I fancy a change of scene and want to be closer to town - so zone 2 is better than zone 5, but by moving from my home of 6 years (South Croydon), I'd be doubling my mortgage for effectively the same house and will still have a similar commute (15 mins instead of 25). I guess I've fallen for the ED lifestyle, but is it worth an extra ?1k a month to the bank?? I'd love to hear from anyone who's recently made the move to ED and maybe pondered the same dilemma!
