  2. Let's remember of course, many of the direst predictions were based on the assumption article 50 was invoked the day after as Cameron promised to do.
  3. If you listen to what the programme is saying its pointing out that areas LEAST impacted by migration is where the most anti immigration feelings come from. I'm from outside of London in one such area and I'm utterly unconvinced by the notion that jobs are being stolen by migrants. We have one of the lowest unemployment rates in the G8 (and Europe) migration has been a positive boon for the country
  4. I'm a seller at the moment (SE20)and to be honest there doesn't seem to be the volume of buyers that I was expecting at this point. I'm in no rush so I'm not concerned and a few of the viewers I've had have spoken about holding on till July

    I moved from ED to Tremaine Rd (the middle of the area you're referring to) at the beginning of the year. Plus points are amazing transport from South Norwood which is either a 15 min walk or 4 min bus ride from here. Alternatively there's Anerley station or Birbeck tram/Train station. Of course there's the 197 bus taking you straight to ED when you feel like visiting. The first thing that struck me when I moved here is that it is quieter with significantly less background noise. You get significantly more for your money here too, I bought a three bed victorian purpose built maisonette with private garden, loft and own front door for less than a studio in ED.. Downsides, you have to go somewhere else (crystal palace/beckenham/ED) for an evening out rather than just popping onto LL, each are just a bus away though. I'm happy to answer anything specific if you'd like

Seems this is great news if you are trying to sell, not as great as it seems if you are trying to buy around the 250k mark, the natural halt that was called by the 3% boundary will disappear pushing those trying to get on the ladder further away. I have no doubt estate agents are already talking to sellers that they could now go for 260 or 270..

  8. I'm a buyer, and I've seen valuations still that are bleeding ridiculous, it's been interesting seeing June till now where properties clearly above there value being marketed for silly sums. Don't worry if you are a seller, you still can, at a reasonable price

  10. Jeremy, you are right, it is subjective, the question was about value though, not how much you would pay for it. Undoubtably people act irrationally sometimes when they see a property they must have, however if you are trying to work out how much it's 'value' is yields are an indicator that can help

Help-ma-Moab - Another way of trying to determine value is to identify the potential yield if you were able to rent the place out, for example if the place can be rented for ?1000 a month and is on the market for 250k the yield would be 4.8% (1k x 12 months/price) I'm led to believe average yields in SE london are around 4.5% but I'd expect lower yields in the more 'prime' areas where capital growth is more likely or secure

    India visa

    I applied in January, the processing centre is now near Old Street, I arrived around 2pm and was there until 5.30 simply to drop my passport off. I'd recommend either getting there first thing in the morning or using the postal service. Once I'd dropped it off it took three days for my passport to be couriered back to me which I think had a ?10 charge. You need to ensure that you carefully follow the checklist on the visa website to make sure you have everything needed
  13. Quick warning that there's a group of four, one young girl and three in scream masks that seem to think its ok to throw eggs at your door when you don't have anything to give them. They unfortunately seem to have scarpered before I could return the favour
