Well, this is the delightful parent company. https://www.eigroupplc.com/en/index.html As you can see a proper Pubco with about four and a half thousand 'pubs'. The complete antithesis of what a local pub is and should be. It?s phoney, false and designed to fleece you rather than provide any sort of local amenity. So, another bland pub to join the ranks of the Dog, the Plough, sadly now the Cherry Tree as well. The EDT may be part of a group, but they do have local small brewers on tap and do make a real effort to be a local boozer. It?s my pub of choice now within walking distance of home and the foods good too.

I seem to vaguely remember Franklin's being an off licence once. Is that right?

That's exactly part of the problem seenbeen of the design of the new junction. The old junction gave Court Lane the right of way but that was changed to Calton Avenue. Coming the other way, from the Village to Calton Ave/Court Lane, it is immediately apparent who has the right of way. The yellow box has done something to solve this but as you say is open to abuse. I've also seen traffic approaching the junction from Calton towards the Village speed up considerably to make the lights knowing that Court Lane has to now give way to them. There's clearly a knock on effect from other roadworks and road closures in the area but this junction just goes to prove that remote politicians stuck in their ivory tower in Tooley Street should not design road junctions in areas they know little about. They should leave it to the locals who use these roads and pavements everyday. Also just mention that since the introduction of the CPZ in Village Way that seem to have turned into a racetrack! I can't believe the speed cars and lorries are flying down there now that no one is parked there.

It's not just the tailbacks up Woodwarde, which are getting huge as drivers realise that if coming down Court Lane they have to give way to traffic coming along Calton so divert along Woodwarde. It's also the junction itself which is adding to the chaos every morning. The phasing of the lights is such that traffic coming from Turney Road moves off before traffic opposite from Calton Avenue can move as the light is still red for a few seconds. As far I can see the lights both go red again at the same time. The result is that any traffic coming from Calton which needs to turn right into Dulwich Village towards North Dulwich gets stuck across the middle of the road. The problem is further compounded by the Dulwich Village (north, south direction)turning green almost immediately the Calton/Turney lights turn red! A simple solution would be a green filter right from Calton Avenue into the Village. As there is on the junction with East Dulwich Grove and Red Post Hill and the junction of East Dulwich Grove with Townley Road. It only needs to be on in the morning the rest of the day it's fine. As a regular user, mainly pedestrian but also car and cycle. It's very rarely indeed that I see any cyclist actually use the cycles lanes as it is often quicker to go through (or ignore) the traffic lights.

Yes, but it wasn't making any money, I've used the pub since my teens and in the eighties and nineties things were changing. More people were drinking at home and the pubs had to evolve. If Reg was anything he was very foresighted and saw the writing on the wall. The Palmeston, along with Franklins, really paved the way for the Lordship Lane we know today.

I think that Jamie and his pal (Freeholders) do own the freehold but I'm guessing there is also a long lease to Enterprise Inns (Leaseholders) and a thirty year sub lease to the restaurant (Tenant). The leaseholders could oppose the granting of a new lease to the tenants on the basis that they need the premises for their own use. There are a pub company so it can't really be opposed by the tenant. So it's goodbye much loved and valued local restaurant and pub, albeit with not very good beer in it but probably not the fault of the pub as they may be tied in to buying beer from the leaseholders, and hello to another pubco in Lordship Lane. In France they have laws against this sort of thing but I expect the authorities are powerless to anything about it.

The Commercial (although resembling a wind tunnel at times) is run by the same company as the Dog, has exactly the same beers but is a much nicer pub than the Dog. The Dog got off to a bad start and never seems to recover from it. I don't think that anyone in the company really cares because of their monopoly position in Dulwich Village and effective captive market. It's been my local for over 40 years and this is definitely the worst incarnation I've known, and there have been a few.

I'd be interested in joining. Make me pick up my guitar and play, just like yesterday. Hmmm, I think I might be onto something here. Anyone taken it any further?

I'm sure it was another restaurant or wine bar before Flashmans but can't remember the name. The original Flashmans was smaller and they built the wrap around extension at the front. Nice guy ran it, Graham? Anyway me and MrsOldie popped in the other day to give it a go and we were a bit underwhelmed. The beer wasn't great and the place looked like it could do with a good clean. I'm very glad it's there mind and I'll definitely go back. Maybe I just had a flat pint.

Years ago there was a Zebra crossing between the Grove and Cox's Walk. Couldn't see it working today with the very high levels of traffic there. It desperately needs a proper crossing.
