  5. I would suggest saving the TFL live bus departures website page to your phone (if you have a smartphone). I have been using it for months and it is surprisingly acurate. It and means you can time your journeys to coincide with bus times or make other arrangments if a bus is not due for a while. You can also save a list of bus stops you regularly use so you are able to quickly check when a bus is due. http://countdown.tfl.gov.uk/
  6. Our previous flat had subsistence in the past, but when we bought it it was deemed to be non progressive. As such it was not a problem to obtain buildings insurance for the property. We did not have to pay an excessive amount either (from memory ?250 - ?300 per year). If the subsidence is progressive then it is a different matter entirely. At the time our insurance was with Liverpool Victoria.

  8. nununoolio I think what has happened to reddinggirl is completely appalling and inexcusable by whoever did it (I sure we all agree). Though I would hardly count my post has hysterical nor factually incorrect. I walk round Peckham Rye every night and you are right there is some lighting, but it is remains (for whatever reason - due to tree foliage or lack of buildings) inadequate! My main point here is that I believe Peckham Rye could be made to feel more safe at night with additional lighting - simple. Over the years I have seen similar posts on the forum warning fellow residents to take precaution when crossing the rye at night. I understand your point about the reasons why it is so dark, but to be honest I don't think it is good enough to just accept it (trees get bigger and buildings don't move). If muggings are occurring on/around the rye then steps should be taken to prevent them in the future. If my post came across as hysterical then I apologies, it would only have been because this is something that I feel quite compassionate about. The last thing I want to do is muddy the water and scary people off the streets at night.
  9. So why don't the police and Southwark council work together to do something about this! Packham Rye is so dark at night with absolutely no lighting what so ever. It is absolutely appalling that people are being mugged and made to feel unsafe and nothing is being done to improve the safety of an area that has been identified as a dangerous spot. I have lived on Barry Road for the past two years and I often come on the forum to read messages about muggings on/just off the Rye at all sorts of times of day and night. Maybe James Barber can let us know if there are any plans to improve the public safety around Peckham Rye?

  12. I thought the same thing only the other day. Its saddening how shabby it has become, but I suppose there is little point in repairing it if there are plans to change it. Saying that I think they should hurry up and do so. Talking about Guerrilla Gardening, here is a link to a friend who has been very active in Elephant and Castle. There are tons of small disused and neglected areas around ED that could be brighted up with only a little bit of work.   13. Thanks for the correction motorbird. Do people really think property in ED is over priced because I don't. I think you get what you pay for. If you are looking for value then it is probably best to look elsewhere, but i believe there are a number of very good reasons why property is priced accrodingly in ED. I also believe that the large number of people who are prepared to buy property here recognise those reasons too.
  14. You know if you really have the time then you can actually visit the forum on the Waitrose website and ask them about their plans to open new stores in particular areas. If you scroll down then you can see the Waitrose Sales and Support team responding to peoples suggestions. Does anyone remember that programme 'worst jobs in histroy?'.   15. I agree with jerememy. Property in ED is more expensive than most surroundiong areas and the main reason being down to the fact that there are better facilities and a better mix of local businesses. I don't know why people are always so surprised by this. Face it ED is a good place to live with high demand. It is still cheaper than Herne Hill, Clapham, parts of Brixton....
  16. I would be incredibly surprised if you could find a 2 bedroom garden flat for 320 in good condition. You are completely right, it varies from house to house and road to road. ED continues to change as more people are descovering it and property still remains cheaper than in neighbouring areas (clapham, herne hill, brixton etc) or north london. A manager from Foxtons told me about nine months ago than their branch in ED is their busiest in london with over 9000 people registered on their books. Several people I know who have moved to ED over the past two years and who have bought 2 bed houses/flats have all paid in excess of 400. Admittedly they have been in areas near good schools and shops.

  19. I follow Rye Books, The Actress, The Bishop and The Palmerston....hmmm, thinking about it that probably says quite a lot about where I spend most of my time! Would be great to know who/what other people follow
  20. I live on Barry Road and find the traffic not really to be a problem. If your property has double glazing then you really wont hear much (even better if your bedroom is at the rear). Most of the houses on Barry Road have lovely large gardens that get a great deal of sunshine, a the view to Peckham Rye and the church is very nice too.
