  1. Hi I have just got home - not worth staying late at work this evening - I hope your employers can be understanding like mine - now just need to persuade boyfriend to do the same thing!! Just to let you know that I used the east london line and got off at Honor Oak and then walked to east dulwich -underhill road. All seemed calm - this was around 15 mins ago. This route might be better for people if you work in canary wharf or even the city. If work in Canary Wharf you get jubilee to canada water then east london line to honor oak and then walk back to East Dulwich. Can I just say that this forum has been extremely useful over the last few days - I really do not know what I would hvae done without it. I really hope things calm down this evening. Stay safe everyone Gemma
  2. what im suggesting is that a speed limit is pointless and people need to use common sense, ie im cycling round and I come across a family learning to roller blade I slow down!! you cant regualte everything, I wish people would just grow up and get along.
  3. I cycle round the park at a speed that is c15-20 mph (but not one of the triathlon nutters who seem to constantly lap me). Never had any problems with dog walkers, runners, roller bladers, kids. I think people just need to use some common sense. I would say that there is an aweful lot of park where cyclists dont go, so I dont think the tarmaced part should be a 5mph limit.....
  4. If you dont want to queue then get there earlier, my personal experience is that the queing made worse by screaming kids and customers who drive from Dulwich and are complete t*ssers. Price wise two phesants for ?2.50 last week which seemd good. I got a joint for 6 people for ?12 which to me is not too bad.
  5. Is it just me or are there actually very few sales going through ED at the moment. I am an 'interested' renter and like to keep a look at what is happening in the market. From the usual websites it just looks like there is very little stock on at the moment and people are renting not selling. Does this mean that when people have to sell the prices they will get will be even lower or that they are not willing to sell at lower prices as there is a vacuum as no one sell or buys. ps what do people think a 2 bed garden flat goes for in ED now. My old landlady was looking to sell for ?300k, she has reduced to ?275k but with a highest offer of ?250k. and this was a good road just of LL. I had been looking to buy in Forest Hill and flats i was looking at in March 07 for ?260k are now on for ?210k I think a good time to buy would be in mid 2010 - any view?
  6. I guess the key is when will they stop falling. My feeling at the moment is that a 2 bed garden flat in ED costs 2007: ?320k 2008: ?275k 2009: ?250k 2010: ??? And it is the uncertainty of what prices will be in 2010 and 2011 that is worrying people. If you look at the rental yield they should probably be worth ?220k, but if people are getting amde redundant and unwilling ot pay as much rent (I think rent has gone down in ED recently) then they are only really worth what people can and are willing to pay and we simply dont know waht that figure is........
  7. The best real ale bar none is Exmoor Ale - get in and folks will love it. Closely followed by otter and Butcombe bitter.
  8. I rent in East Dulwich our Landlady put our 2 bed flat on the market a month ago we have not yet had a single viewing.....................
