No problem. I think it is also worth saying, in light of the recent Panorama programme, that we, at No-Flies, are completely independent and do not have referral arrangements with solicitors or surveyors. We believe that both buyers and sellers should be free to make their own choices on who they wish to instruct - though we are happy to provide recommendations and will try to warn people off firms with whom we have had previous bad experiences.

Hi Sue, they were not local solicitors. Andrea’s was based in Wales and the other firms involved were large nationwide conveyancing companies (rather than conventional high street solicitors). I’m happy to advise clients and buyers privately on what I believe to be their shortcomings but I don’t think doing so in public on the forum would be appropriate, particularly as they are not locally based. My general advice would always be to steer clear of the big conveyancing companies as they are, in my experience, notoriously difficult to contact when the need arises and the case handler is often not a fully qualified solicitor and so issues have to be referred upwards to “technical teams” internally, which was part of the problem in Andrea’s chain. Hello Sue, yes we are still very much alive and kicking, though I can't deny the last couple of years have been tricky for the property market, particularly for small independent agents like us. The Chancellor has today announced a change in the way in which stamp duty is to be calculated on house purchases. Previously a purchase was subject to one rate of stamp duty dependent on the price paid. From midnight tonight you will pay different rates of stamp duty on different "slices" of the purchase price, much as you do with income tax. If you have already exchanged contracts before midnight tonight but not completed on your purchase you can choose whether you wish to pay stamp duty under either the old or the new rules. Sorry you don't like the name Loz. Our sale boards are designed to focus on the status of the property (ie: For Sale, Under Offer and Sold) rather than to emphasise the company name. I attach photos of our boards to show this. Brendan.
