  1. At last we have had the over payment charged to us on the Major Works for 2005/06.Southwark have had this money since the work was completed in 2009 not a word of apology or any interest on this large amount of money.If we had owed them money they would have charged interest.
  2. I am away at present but will reply on the weekend we have had the sAme problems in resolving a 2009 major works bill we have just done it

At last we have had a final account for the Major Works completed in 2009.We have overpaid by a large amount on their estimated bill but although they have had this money for 6 years they will not pay interest.It has taken a lot of emails since 2006 to get to this stage the work done by the contractor was of a poor standard as we told Southwark but it was not monitored.We have now had the schedule for 2014/15 a lot of it work that was done back in 2009.Another long process i expect is in store.

  5. Asked for a breakdown of what they intend to do.Alot of the repaires are exactly what they did in 2009.Do they realise that Major Works are expensive and people cannot find ?4500 just like that.I hope everyone asks for a brakedown of work involved.
  6. Has anyone had a new Major Works Estimate For 2014/15.We have just had one for nearly ?4,600 and its for virtually the same repairs as they did in 2009.So are they saying repairs done 5 years ago need doing again.New guttering and repairs to windows etc must last longer than that.

No but i am still battling over Major Works completed in 2009 but no final account produced only an interim one,stil being charged for work not done.Also fighting against Estate repair charges that are on sevice charge bill in april but we are not on an estate,they agree but put it on every year and then we have difficulty in getting it removed

  10. when people have had their credit for the electrical testing have you been able to get the money back or has it been credited to another bill?

  12. Received ours end of january.Not gone up a lot but they included estate responsive repairs again even though the flat is in a terraced house in a street.Its only a small amount but they said they will remove it, we will see.
  13. we always querie any mention of estate work and ask them to remove it.ours is a one bedroom flat in a terraced street with council tenants below.same type of hallway.we have just got an ammount of approx ?1.50 removed for estate work and last year about ?4.50 i know they are only small amounts but they should not be there.
  14. the trouble with the 18 month rule is that they send out an estimated bill first this means it does not apply.I have tried it with a large bill we have had for major works.we have paid the estimate but they have not settled with the contractors ,work was completed in 2009.It appears on our service charge every quarter this would make it difficult to sell the flat if we wanted to.We are still fighting them over this.
  15. we have been dealing with chris flynn and he always replyed to our emails although it was difficult to get out of him what had acctually been done.we eventually got the info.

  17. well done everybody,i was told that it would take 7-10 days to sort out by chris flynn.now to have a go about the major works completed in 2009 but for which they still have not produced the final bill it sill appears on the service charge as an estimated ammount.
  18. we now have had the photos and plan of the work done for testing.also told that the charges are being reviewed by senior management and there should be an outcome in the next 7-10 days.
  19. well done verds.at last some good news.we still are not getting anyware and were thinking of giving up but this has given us new hope.i am going to ask the council to get a breakdown from swanns plus photos of work done plus a plan of entrance hall with items marked.anyother addvice you can give would help.thanks
  20. i have just had this reply today. They're refusing to budge. I think it needs to go to LVT. I would suggest again working with LAS2000.
  21. our flat is the same, downstairs is coucil with a small communal entrance with two lights.we asked for details of what they had done and were given a visual report.how they gained entrance we do not know.i have sent many emails to chris flynn but he just says what "has" been done.i will ask for proof that the contractors have been. thanks

  23. I conntacted James Barber about this charge and he spoke with the council,they were going to report back to him that was on the 18th nov .I have yet to have a reply.

The problem with the 18th month rule is that if they issue you with an estimate it does'nt count.With sevice charges they send an estimate out in the march.See homeowners guide. e.g.An estimated bill must eventually be followed by an actual cost. There is no time limit when the actual figures must be produced.

Spoke with the CAB they said Southwark had a right to make charges as in lease.They also said to ask SWANNS the contractors what they did for the testing.As this was a council contract the council would have to do this for me, i have asked JAMES BARBER if i should do this but he has not replyed back.He also asked the council to look into the charges for this testing and they were going to report back to him but i have not had a reply from him about this.
