  1. Can anyone recommend a good painter and decorator to do a small job in my sons flat in Nunhead.Thanks

We had Saltash back last month to look at work they said they had done.Some jobs had not been finished eg door eased but edge not painted, downpipe brackets not fixed.I also showed them a window repair that was now worse than before repair.I also went over work that they said they had done eg 3 metres of pointing but they could not show me where ,there were other items as well.We were charged ?450 for surveys.The Final Account is due in September.

We are trying to get work taken off our estimated bill for "work" completed in November 2015 still no final bill produced.They say they have done work but this is not the case rubbish was left around and windows painted shut.We are told they are still waiting for the final bill then we can ask for things to be removed.

We have had the same problems work that has been charged for but not done e.g. Overhaul to 6 UPVC windows that were never asked to be opened.Overhaul 3 sash windows again not opened so how could work have been done. ?120 to clean a roof,?500 for 3 surveys plus other items.Been in contact with Southwark but no reply yet.Some of the work that was done is now already in a poor state of repair. And still no Final Bill sent out, for work completed in November 2015.

Just had another bill for responsive repairs this time for repairs to the downstairs tenants UPVC WINDOW LOCKS.These same locks were repaired last year and charged for.How do I prove locks are not part of the structure of the building.And that we should not have pay for the same locks to be repaired twice in 9 months.

  7. we have had some overpriced work from Southwark i now always take before and after photographs and ask for a complete breakdown of the work.We have been charged for scaffolding that has not been used and for repairs to the tenents below our flat window locks when i queried this i was told they were part of the fabric of the building and was therefore liable for half the cost.
  8. just managed to get back the cost of scaffolding that was supposed to have been used for a minor repair.Because we could prove that the contractors did not use scaffolding we got our money back.If there had been tenants in both flats no one would have known and southwark would have just paid the bill because they do not check what has been done

I started a thread sometime ago as we were fed up about our last major works it took 6years to get a final bill.The estimate was over ?8000 we got it down to ?1800 so they owed us money in the end.We have just had completed another round of major works estimate ?3800 a lot of the work is the same as last time and a lot is work that might or might not have been done.I have taken photographs before and after so i can hopefully reduce this.A large part of the work is scaffolding and as they could not get the scaffolding through the house the are now adding an extra cost because they had to go over the roof.See general ed issues for post.
  10. We were charged for an item that was not used in our last service charge and have got this removed over ?400.If there had been two council tenents in the property instead of one and us this would have gone through without any check by Southwark.

  12. we are having the same problem MirandaS.I started this thread some time ago because of problems we have had with service charges in the past, this time its for window handle repaires in the downstairs tenents flat and to pay for scaffolding to repair the roof they did not use scaffolding.We are also having to complain about major repairs that are taking place.
  13. got our copy of the breakdown of resposive repairs 1 repair 3 handles on downstairs tenents windows ?80 2 repair two roof leaks only one was done ?80 3 scaffolding tower for above (we believe they used a ladder and went over the roof) ?400 4 overheads ?120 now we have to query costs but only 2 weeks left before payment
  14. if you add what you have already paid for resposive repairs plus the new amount and this is only 50% in my case what have they done for approx ?750.admin charge is also 10% of bill plus an overheads fee.
  15. Just received our actual service charge for 2014/15 responsive repairs up from ?83 to ?337 no explanation just 1 month to pay.Asked for a breakdown of charges. I expect the tenant downstairs has called them out.The fight begins
  16. thats true Robinson15 with our last major works which finished 5 years ago they made us start paying the estimate approx ?8500 AFTER WE HAD PAID ?2700 I complained the final bill was ?1800.We are now waiting for the bill for the current major works estimate ?4700.
  17. we replaced windows in the rear of our flat 3 3ftx3ft we did not realise we had to get permission but just did it.when we realised we told southwark, all they wanted to know was did they have a fensa certificate.

  19. we are having work done by saltash in Nunhead i met with the surveyor before they started to look at work required.This is the second lot of Major works we have had to put up with the last lot completed in 2009.Then windows were painted shut doors painted closed etc an ?8500 bill eventually reduced to ?1700.This time they could not take scaffolding through house so they built a frame over the roof, part of surveyors report says broken slates, were they damaged before difficult to say.

Scaffolding the largest ammount,repair stonework,brickwork,window repairs,repair slate roof(it is new)decoration (done last major works),surveys.At this time it is only estimated until a survey is done i have asked to be there. We also within the total estimate of the contract have to pay for a flag pole,mobile phones,health and safety signage,a residents refuge and identity cards plus other items.
  21. it all starts over again, southwark are due to start major works again this week.doing the same repairs as 2009 the fight goes on
  22. I started the other thread.We have just had a refund on our major works that were for 2005/6 completed in 2009.we were overcharged by approx ?800 which they have had for 6years no interest or appology.I have email the chief exec but no reply.
