Sealed bids pain. Does it get easier?

Christ aieleking - with 14 offers, how long was that process? A few months? I don't think sealed bids are common in ED at the moment, and we're not looking at the mega beautiful houses that you see. It was modest. The market has definitely slowed down and so thankful it's not the wild days of 2013. Just found out that the vendors who lives abroad, wants it all done at breakneck speed and favoured the other buyer. It sounds as though he wanted to use us to get more money out of his buyer. Probably a blessing in disguise we lost this one.. -
Not sure if this belongs here or in the Family Lounge. My partner and I are pretty cut up about losing a property to sealed bids in ED. We were in a good position, and even talked up how our little one was looking forward to running around the garden. But we lost out to another family by only a few hundred pounds, and I'm gutted beyond belief. I know it's part and parcel of property hunting in London, but it stings more than I ever could imagine. Does the feeling go away? Will we find anything else - who knows? It feels as though nothing will ever live up to this place (and there is a crazy lack of stock). please tell me your stories - good or bad!

Property prices cooling in ED?

Dbboy - agents would say that though! The reality is its not always as hot and lucrative as they make our. Buyers still have power to dictate prices by refusing to be pushed around and sticking to budgets. Thanks Calsug - we will probably still do it before certain small tots get any bigger. Love love love East Dulwich and really want to stay. There is no neighbourhood like it. -

There's also the horbimam museum nearby. Your little one might be a bit young now but worth keeping in mind. They have a good small kids area. And of course - the farm animals! -

So I've heard from various friends in the area that property prices are dropping in east Dulwich and Honor oak, & hanging around a while. My boss only sold her place after 9 weeks and a reduction (HOP) and my friend has just dropped the price of her 2 bed flat, way under what the agents originally thought they could get for it (ED). Any thoughts? We were thinking of selling this spring BUT maybe not now...

Does anyone know for certain that this has sold out? Every time I phone I can't get through to anyone, and their Website does suggest the timed tickets have all gone, but didn't know if this was a bug! Or, can people queue and hope for the best?

OK, yes sounds like you've been lucky. I know from experience that in the past year one is on hold for around 30 minutes, can't get an appointment for at least 4 weeks and the admin staff are prickly which seems like it's the issue which can be most easily rectified. I'd still be interested to hear if anyone else is planning on attending.

Hi everyone I just saw that Forest Hill Road Group Practice are holding a meeting on Thursday 5th at 6:30pm, presuming amid the growing number of complaints they're getting. If you look at NHS Choices website it does show a picture of what, I unfortunately, also experience. The doctors are fantastic but I think it's become very poorly managed. Rather than write my own review I am interested in this mediation meeting for all patients. Will anyone join me?

Thank you all for those replies. We may have to lower our expectations (even though I would give my right arm not to be in a flat anymore).I do appreciate though, that we are one of the lucky few to be even on the ladder at all. Or take out a bigger mortgage but that feels wrong somehow. The gap is ridiculous. Even run down houses in SE are over half a million. I don't know how anyone does it now, even with equity, unless they have over 100k capital lying around. -
We are thinking of selling our large 1 bed flat for something bigger. Naturally this won?t be in East Dulwich anymore as it?s eaten itself but we?d like to stay south of the river as our jobs are here. I?m interested to know how on earth others got on the second rung of the ladder. I fear it?s going to be harder than being a first time buyer even though we have decent equity. Side note, although we could move to a 2 bed flat, it seems like a bad use of funds: big stamp duty fee, gain an extra small bedroom but not much more overall square footage. So, like everyone else, we?re trying to jump to a pre-war house. How did you do it? Did you suddenly come into some money, e.g inheritance? Did you save like crazy to plug the difference? Take out a big mortgage and stretch yourself? Compromise hugely on area and pray it changes? Wait until you?re much older? Any real life experiences, good or bad, would be gratefully read.

We are being kept awake on a morning by an unusual noise outside around Hillcourt Road, Underhill Road, Goodrich Road or maybe even Overhill. It's a frequent tapping noise, as if a large drop of water is falling on corrugated iron from a long distance. We thought it might be a noisy dripping garden tap, but then occasionally it will stop for 5 minutes. Plus, it's too far away as there's a slight echo. The noise seems to start around 5:30am and disappear after 7am. Anyone else getting this?
