  1. Average property price/ earnings ratios are of fairly limited relevance to property in ED. The main factors are: (i) a fixed housing stock (little land in ED for development, little expansion in the housing supply); (ii) high demand, relative to supply. Due to: desirable area, low interest rates, large numbers with equity in existing property, lots of affluent London professionals, tax-free capital gains etc. Rising interest rates might well depress demand temporarily. Beyond that, high demand and fixed supply will drive the market and lead to further upward pressure on prices. Even though the majority -- unfairly perhaps -- remain priced out.

  5. Is it on the wane? Or becoming more mainstream? This week, the ASA banned Virgin Media's ad: 'How do you spot a ginger in the dark?', for being 'seriously offensive' and likely to cause prejudice.
  6. Have the flight paths around ED changed of late? Throughout July we've had a constant stream of jumbos looping over our house to join the main heathrow landing queue, which also seems much closer. Up to July, we mainly had the smaller and much less noisy City airport planes. Is it permanent? Anyone know?
  7. Bought there several times now -- good produce, reasonably priced (appears cheaper than grocer on North Cross??), very friendly. Worthy addition to L.Lane.
