  1. I had the same problem when I wanted to get to 10k on the 10th anniversary of my retired account. I'm afraid it calls for drastic action...the word games!!!

  4. Quite! Don't know where to start with Utd at the moment, Rangnick wasn't wrong when he said the squad needs life-saving surgery. As it stands we need... A goalie to replace Henderson. Another centre-back, preferably left-footed, and a right full-back (Wan Bissaka probably back to Palace on loan) In what was already a lacklustre/weak midfield, 4 of the most experienced have left, so they need replacing and at least one other. A right-winger. A back-up striker, can't rely on Ronaldo to play every game and/or be injury free. So that's 10 players minimum. We're already over half-way for the period between ETH being named manager and the start of the new season, and still no concrete news of any new signings. Fergie and Gill always tried to do their transfer business before the pre-season tour so Fergie could work with the new players. Just have to hope that there's lots going on behind the scenes and new players will arrive soon...

Someone joked yesterday that with yesterday's announcement by EU leaders in Kyiv that the EU was going to formally start the process of Ukraine joining the EU, it wouldn't be long before Johnson turned up in Kyiv too, and hey presto, he has turned up again this afternoon, and at the expense of not turning up at a pre-planned visit to Wakefield to meet local Red Wall Tories ahead of the by-election, which obviously hasn't gone down well with them. Surely a coincidence, however journalist Jane Merrick has looked into all the other times Johnson has 'been in touch' with Zalensky... I've done an analysis of every time No10 announced a phone call between Boris Johnson and President Zelensky and it's amazing how many have coincided with his worst crises. So while it may be completely coincidental/just fancy that, here are some dates: 15 June: 6.58pm Lord Geidt resigns / 7.48pm No10 announces PM has had a call with Zelensky. 6 June: 8.10am Graham Brady announces confidence vote from MPs / 11.50am PM call with Zelensky announced. 19 May: Met probe ends with 126 fines and No10 most fined UK location / 1.21pm PM call with Zelensky announced. 5 May: Interest rates go up to 1% to highest level in 13 years/local elections take place with defeats for Tories expected / 3.54pm PM call with Zelensky announced. 12 April: PM fined by Met over partygate / 5.49pm PM call with Zelensky announced. Admittedly there's been a lot of crapola hitting Johnson's fan in recent times, but that's a lot of coincidences. Surely our PM wouldn't stoop so low and do something so unethical as to use the tragic plight of a another country as a political shield...

I take your points Duncan but free returns and the inherent admin costs that brings sounds like an unsustainable business model to me, especially if people are buying in such large quantities, knowing they will return many of the items. Keep deliveries free to maintain the incentive to buy, but charge for returns. I think Ted Baker charges a nominal amount for returns (?3?), sounds like a sensible thing to do to deter multi-purchasing...

  14. It's not that difficult, people can change their names but it's a lot harder to change posting styles and the subjects they post on. Even our multi-banned friend's use of ''Nah'' was a dead giveaway. As they say, old habits die hard...

A standard AST usually has clauses which state that the landlord has to maintain and if required repair the property to habitable standards, by not doing so they would be in breach of the contract, not you, so you could leave without costs to yourselves. Anyway, the key to all this is finding a decent landlord, have you heard of Grainger PLC? They have a huge portfolio nationally with plenty of properties in this area. They are so big they even have a specialist repair company that tenants contact directly, so no issues with a missing or disinterested landlord. I'm sure there might be some downsides e.g. at the pricier end of the scale, but if you're looking for some certainty and peace of mind after your unhappy experiences they might be worth contacting. Google 'Grainger east dulwich rentals' and you should get plenty of info...
  18. I can understand a landlord wanting a long-term tenancy, I would've thought it was in a tenant's interest too. If prices are going up as you say on a weekly basis, wouldn't it be in your interest to sign up to a long-term contract and thus nullify future increases? Like the housing market in general, it's a basic supply and demand problem, more people looking than properties available. I can't see the problem being resolved for quite some time, certainly not under the current Gov. Asking for money up front (over and above the normal deposit) is taking the mick though. You don't elaborate as to the extent of the damp and structural issues, but I would imagine neither is an easy fix with tenants in-situ. Such remedial works can be noisy, dusty, extremely inconvenient e.g. lifting up of carpets, floorboards etc, and depending what the structural issue is, even dangerous. These sort of repairs are best done when the property is vacant...
