Dulwich Property Maintenance have done a lot of routine and specialised maintenance for me over the last two years. I have been very pleased with their work. They did a high standard complete repaint and window repair of the outside of my house, and laid garden paving and tiling (all within timeframe and budget). They have also done interior repairs and decoration including plastering, plumbing and electrical work. I am very happy to recommend them

I booked Dulwich Property Maintenance recently to repair a broken gutter. Tony was very helpful and well-organised, and his guys arrived promptly and completed the job to a high standard very quickly. They also repaired another hole in the guttering that I wasn't aware of, at no extra cost. I am happy to recommend Dulwich Property Maintenance.

I contacted Tony about water ingress in the bay window of my first floor flat. I saw a number of recommendations for Tony on East Dulwich Forum. Tony was prompt in assessing the window and proposing a solution. One of the reasons I chose Tony was his honesty. In my first conversation with him, he was frank with me ... he could not start the job for two weeks owing to his workload at that time. His subsequent communication regarding the scope of the work and pricing was clear and efficient. He started the job precisely when he said he would and it was completed in an extremely timely manner to a high standard. The scope of the job was to externally decorate the bay window so as to correct water ingress (scraping out filler, re-filling, re-painting), water proof the external roof of the bay window, clear guttering around bay (this was my additonal request). I was very happy with the work and the well organised way in which Tony operated. I would recommend Tony and would return to him for future needs.

I would thoroughly recommend Tony and the team at Dulwich Property Maintenance. We used them at the beginning of the year to assess and fix a leak in our bathroom - a longstanding issue that others had not been able to get to the cause of. Tony was a pleasure to communicate with (a big plus for us as we are based overseas) and the work was completed in the agreed timeframe and budget to a high standard.

We used Tony and his team to rectify a bodge job by another builder. He rendered and painted a large area in the our garden. He painted and made good numerous areas and had it allowing ship shape in no time.

We were really happy with his work and will definitely be getting him back when in need !

I contacted TDR because I needed new sealant applying in my kitchen, bathroom and around one of my windows. Tony arrived on time, was friendly and did a competent job at removing the old sealant and applying new. He also advised me on a couple of problem damp areas in the flat, and if anyone knows of a damp specialist in the area please let me know!

I contacted Tony after reading positive reviews on works he had done previously.

I am a landlord living in central London and was contacted by my tenant in East Dulwich

about latch on door that needed replacing as well as water leaking onro bathroom floor from shower area.

I called Tony who promptly liaised with my tenants re access and proceeded to replace both latch on the door and shower screen. He also took away the old shower screen as I requested. My tenants were very happy with his work. From my perspective his charges were also reasonable.

After reviewing previous posts on this forum, called Tony to look at points in roof that squirrels were accessing to get into loft.

Tony came as arranged and gave quote.

Work completed promptly, courteously and cleanly.

Yet another recommendation for Tony. He helped us with some tricky exterior work including paintwork and a leaking wooden window. We were nearly scuppered by the rainy weather but Tony was patient and professional in wanting to finish the job properly. He even came around after the job was finished to ensure the window was properly watertight.

We needed some plumbing work, exterior painting of 1st floor window sills and replacement of a door threshold done. Having seen the numerous recommendations for TDR Dulwich Property Maintenance, we contacted Tony for a quote, which was very prompt and reasonable. He and his friendly team finished the works to our complete satisfaction and it was a pleasure working with them. We will definitely contact them again when we need maintenance to our property and recommend them without hesitation.

Tony and his plasterer completed a repair to a waterlogged (water escape from flat above) ceiling and walls for me, stripped out and replastered and painted everything. I'm happy to recommend this crew, the work was done on time and I never had difficulty getting hold of him to talk over the job, make arrangements etc. Nice to deal with, clear and professional. I'm totally satisfied with the work done, at very reasonable cost too.

Tony and his team have done various bits of work for me over the last 18 months including laying a patio, replacing the front garden wall, laying a Victorian style path and fixing some small plumbing issues. All of the work has been completed to a high standard and I will definitely be using him / them again in the future.


Tony is always quick to respond to questions, extremely helpful and generally a nice bloke. I would strongly recommend him!

I have used Tony as our maintenance and building man for several years.

In my opinion, you can't do better in Dulwich.

And I have lived there 45 years in Tintagel Cres, Court Lane and now have a letting flat in SE22.

I was born in East Dulwich Hospital in 1955.

Tony is Dulwich more than Jo Brand or Micky Flanagan.

He is reliable, helpful and capable.

If you need help, call him.

Tony attended my property at short notice to provide a quote to fix some leaky guttering and re-hang a gate. I found him helpful and informative regarding the problem and solution. He provided a fantastic quote and finished the work to a high standard. I would recommend Tony wholeheartedly.

Another professional and successful job from Tony and his team. I use him every year for routine maintenance which he carries out reliably and to a good standard.     • These have reduced over the years, are "perfect" lives Round Robins being replaced by "perfect" lives Instagram posts where we see all year round how people portray their perfect lives ?    The point of this thread is that for the last few years, due to issues at the mail offices, we had delays to post over Christmas. Not really been flagged as an issue this year but I am still betting on the odd card, posted well before Christmas, arriving late January. 
    • Two subjects here.  Xmas cards,  We receive and send less of them.  One reason is that the cost of postage - although interestingly not as much as I thought say compared to 10 years ago (a little more than inflation).  Fun fact when inflation was double digits in the 70s cost of postage almost doubled in one year.  Postage is not a good indication of general inflation fluctuating a fair bit.  The huge rise in international postage that for a 20g Christmas card to Europe (no longer a 20g price, now have to do up to 100g), or a cheapskate 10g card to the 'States (again have to go up to the 100g price) , both around a quid in 2015, and now has more than doubled in real terms.  Cards exchanged with the US last year were arriving in the New Year.  Funnily enough they came much quicker this year.  So all my cards abroad were by email this year. The other reason we send less cards is that it was once a good opportunity to keep in touch with news.  I still personalise many cards with a news and for some a letter, and am a bit grumpy when I get a single line back,  Or worse a round robin about their perfect lives and families.  But most of us now communicate I expect primarily by WhatApp, email, FB etc.  No need for lightweight airmail envelope and paper in one.    The other subject is the mail as a whole. Privitisation appears to have done it no favours and the opening up of competition with restrictions on competing for parcel post with the new entrants.  Clearly unless you do special delivery there is a good chance that first class will not be delivered in a day as was expected in the past.   Should we have kept a public owned service subsidised by the tax payer?  You could also question how much lead on innovation was lost following the hiving off of the national telecommunications and mail network.

    • Ah, thanks,  it all comes flooding back. I've actually been to the Hastings shop, I'd forgotten all about it, along with her name! Didn't she (in between?)  take over what  was then The Magnolia, previously The Magdala, now The Lordship, with her then partner? Or is that some figment of my imagination?  In fact, didn't they transform it from The Magdala (much missed) to The Magnolia? With flowery wallpaper covering the front of the bar? Which reminds me of the pub's brief period after The Magnolia  as the ill-conceived and ill-fated The Patch.
