One of our friends used Red Squirrel Architects and they were wonderful, we wish we'd gone with them. Also heard good things about Plus Rooms if you're going down the design and build company route.

I would definitely give Plus Rooms a wide birth.

Consider whether you really need an architect. A side return extension in East Dulwich isn't really ground breaking these days and you can probably find 100s of plans for inspiration on the planning portal. Then you could employ someone to do technical drawings and measurements for the planning stage.

We used architects - they cost a lot, they added little and they just pushed everything over to 'being resolved on site'. Wouldn't use architects again for anything straightforward.

Can anyone give a really rough idea as to what a side return costs to have done? In a terrace round ED with no real easy access?

I know it's a difficult question but I have no idea if it's 50k or 250k
