Since about 2004, its been a Building Regs requirement to test the sound insulation between new-build and converted residential properties in order to verify that a certain minimum standard is met. However for older conversions and those which slipped through the net, sound insulation is often very poor (they weren't designed to be used as separate dwellings). I don't have any direct experience with properties on Therapia Road, but more often than not, the houses of that age were built in a similar way. monica Posted October 8, 2017 Share Posted October 8, 2017 I was interested in a flat conversion on Mundania Rd, before I bought on Woodvale, the sound insulation was ok, and I only heard noises in the communal hallway. I viewed it about 3 times, before I offered, different times of the day, and I also took my brother for a second opinion. In the end I withdrew my offer because the lease was way too restricted.Those houses are lovely, I lived in one on Marmora Rd and the sound insulation was fine, only noise was in the communal hallway.Good luck with your purchase. sorchamr Posted October 13, 2017 Share Posted October 13, 2017 it will be as good as the tenant are - visit it at all time of the day and night try to see the comings and goings if there are a lot could also check the electrol roll to see how many are in the house hold. I lived in a flat once with 2 flat above one was a one bed but there were 6 Mormons in there - that was really horrible. The the flat at the top was fine for year change of tenant and a loud drunken couple who left tap on moved in again not fun. Check if the it is tenant or owners. Sorry to be the voice of glum but by the time you buy and over you will be staying a fair few year so it is worth check check checking. If its not right you will get the dream home eventually. All the best of luck take your time it is the most expensive purchase you will make and if its right it will look after you for years! And we can only hear muffled noises from above, the main noise we get is from the next door semi detached house to be honest. Obviously each house is different on the road and depending on the conversions,the tenants above and their furnishings. But we have had a really positive experience and absolutely love our house and road.
