I need some advice...


I have a property outside of London which I let out.

We have a Property Management Company and I don't think they are maintaining the property as they should.


I've told them about the roof leaking over a long period of time, but recently it actually collapsed into one of the rooms. After a significant amount of time, it was finally fixed but I now need to repair the room and furnishings which were damaged.


They have said they have no liability as they fixed the roof but I want to claim damages. They said I wouldn't win and to be prepared to cover their legal fees.


It's all in writing...

as a landlord, you will have insurance - make a claim with your insurer and they will instigate the investigation as to liability.


Also get a lawyer on the case- again, a decent insurance policy should have some access to legal advice as a minimum

well, funnily Sue - I'm trying but it seems that some of the other owners don't understand what's going on (ie what building maintenance means) or they're a bit intimidated.



I'm actually looking for recommendations for a tenacious lawyer who will actually sort it out (rather than a wishy-washy one)..


It might mean the issue extends to the Directors as well (I'm a shareholder, being a FH owner of one flat)

.I don't know if they would recommend a suitable lawyer but I'm sure they'd point you in the right direction .


The Property MC sound rather like bullies to me . I assume if you're a shareholder that there's a Residential Management Company .You could look them up on Company House and see what the asccounts are like ,be good to know if there's money at hand to do work .

    • What ever they decide I would have thought that the skate park would not be staying but really hope I am wrong as in my minds eye, I see the skate park as potential parking spaces after all if it is going to be community, flats, retail units, cafe, etc folks are going to want to have the parking availability - Amir like the parade of shops opposite. if the skate park goes then I think it is Dulwich Estate obligation to find another suitable area… a lot of community spirit and hard work went into developing the skate park and the youngsters should be very proud of what they have done  and achieved.

I have of course reported this to the police but not much is being done, so I thought I'd give this a shot.
