Angelina
I need some advice...I have a property outside of London which I let out.We have a Property Management Company and I don't think they are maintaining the property as they should.I've told them about the roof leaking over a long period of time, but recently it actually collapsed into one of the rooms. After a significant amount of time, it was finally fixed but I now need to repair the room and furnishings which were damaged. They have said they have no liability as they fixed the roof but I want to claim damages. They said I wouldn't win and to be prepared to cover their legal fees. It's all in writing...ThanksAngelina Link to comment https://www.eastdulwichforum.co.uk/topic/194336-problems-with-property-management-co/ Share on other sites
flocker spotter
as a landlord, you will have insurance - make a claim with your insurer and they will instigate the investigation as to liability. Also get a lawyer on the case- again, a decent insurance policy should have some access to legal advice as a minimum Link to comment https://www.eastdulwichforum.co.uk/topic/194336-problems-with-property-management-co/#findComment-1253076 Share on other sites
robbin
You need to ask a lawyer for advice. Much usually turns on the scope of the PMC's retainer (i.e. their contract with you). Sue
Crikey, once this is all sorted (good luck) maybe you should change your property management company ..... Angelina
well, funnily Sue - I'm trying but it seems that some of the other owners don't understand what's going on (ie what building maintenance means) or they're a bit intimidated. I'm actually looking for recommendations for a tenacious lawyer who will actually sort it out (rather than a wishy-washy one)..It might mean the issue extends to the Directors as well (I'm a shareholder, being a FH owner of one flat) Link to comment https://www.eastdulwichforum.co.uk/topic/194336-problems-with-property-management-co/#findComment-1253121 Share on other sites
intexasatthe moment
This forum is good for queries https://www.lemonfool.co.uk/viewtopic.php?f=2&t=11659&sid=8d421b463d27f5b7a1564e7f3cb29f85.I don't know if they would recommend a suitable lawyer but I'm sure they'd point you in the right direction .The Property MC sound rather like bullies to me . I assume if you're a shareholder that there's a Residential Management Company .You could look them up on Company House and see what the asccounts are like ,be good to know if there's money at hand to do work .
