Glad to hear you were alright! Thanks for the advice - starting to think my builder was just being a bit sensationalist.

I lived right by there for 10 years, walked through it to sainsbury's most days, walked through it for drop off pick up of kids at nursery every day.

It's well kept, has community spirit and is quiet.


Ignore unlurked, (s)he's an idiot.


Even the Fox on the Hill isn't especially bad, just your typical Wetherspoon's really, good beer, great prices, zero atmosphere.


Oriwu spot went to the great pub co in the sky, now nice flats (with zero storage by the looks)

I'm buying one of those flats actually! Storage isn't too bad.

Good luck, it's a nice secluded spot, the nursery have put in a wonderful garden in what was scrubland littered with dog poo and broken bottles just behind the flats, and have nice community events there.

When I got stuck in the snow at the bottom of the hill residents came out and helped push me out.

Lovely spot frankly.

The Estate is a nice place to live in most of the people have bought their properties, and are hard working. I do not live on the estate, but on the Sunray estate, but have seen the change, which is so clear. Whichever area you plan to live in has it's elements whether it be good or bad, but you have to live in it to experience and cope with it.


My son was mugged in Dulwich village on a Sunday inbroad daylight on a summer's day while with his friends, this happens unfortunatly whereever you are, as it it is the sign of the times of wanton greed.


You will enjoy living there, and the facilities around the area are so abundant you will never want to leave.

    • Most recent polls for the next election suggest it will be a hung parliament, with Reform the largest party by a fair margin. But that is predicated on Reform finding around 300 candidates who are actually electable. Given the number of Reform council candidates who have had to drop out prior to or after the local elections, does that seem likely? Social media is pretty unforgiving when it comes to finding skeletons in cupboards; a retweet or a like seems enough to scupper political ambitions. A few may defect from other parties, but do you think the electorate would really vote for so many brand new MPs from a newish party?  I'm not so sure.
    • To be fair, anything which waylays someone on their way to Palma Nova or Lloret de Mar from spending even more pre-flight time in Spoon's surely has some merit? I think losing a few quid on a litre of Bacardi and 200 Benson & Hedges Gold seems a reasonable price for society to pay. ,
