Lovely, recently refurbished flat that is very light and airy. It has a good double bedroom, bath with shower over bath, open plan kitchen and lounge with real wood flooring and polished concrete kitchen surfaces. You even have a sneaky view of the Shard from the kitchen window.

There is an off-road parking space out the back and a small communal garden area. The communal area, porch and path will also be undergoing refurbishment in the next month.


I loved living here and still miss the flat (only moved for work) - you are within a very short walk to the locally famous French Cafe, along with all of the lovely eateries on Forest Hill Road, Lordship Lane and Peckham Rye and only a 10 minute walk to Peckham Rye park. Hillcourt Road itself is quiet, full of young families and people who have lived in the area long term - it has a very family feel and is nice neighbourhood to live in.


The flat is a leisurely 10 mins walk to Peckham Rye park and Dunstans Rd bus stop which has very regular buses to Peckham Rye station and onwards into London Bridge and Kings Cross. 20 min walk from Overground (Honor Oak Park)

      Cleaning up old Harvester

      There's been a pub/inn (The Green Man) on that site for hundreds of years. Shown on Rocques map 1746. A mixed redevelopment pub/affordable residential/commercial maybe some lower cost offices/studios would help refresh this area. Skatepark must stay surely.  Looks a lot of fun. and much needed on the area. There has to be a pub of some sort.  The rationalisation of the pedestrian crossing is long overdue (it used to be a Zebra crossing years ago) and much welcomed. Hopefully this could encourage greater use of Cox's Walk and the woods. If we had somewhere to eat and drink at the end of a walk through the woods. Or for those old enough who have used the skatepark, it could be an attraction again. The Dulwich Estate need to get off their obsession with corporate tenants (although to be fair they have allowed some independent commercial tenants into some of the smaller premises) and get a smaller, more agile, pub operator in there.

      I would not recommend Polished to anybody. They sent my daughter away without any aftercare instructions or solution, when i popped in to enquire they couldn’t say anything except that we could purchase an inferior cleaning product from them at double the price. My daughter went back again some time afterwards to get a row of piercings done on her ear, this time they not only did a bad job on the spacing but put in a stud that was the wrong size, the head of the stud was so tiny it got swallowed up inside her ear and she had to go to A &E to get it removed 🙁
