We are about to sell our Marmora Road house - Large, Victorian, detached, 5 beds PLUS a separate, 2 bedroomed Granny / Nanny Annexe with kitchen, shower room and living room.


When we bought the property I had to search all of London and 100's of estate agents to find properties with an actual or potential granny annexe - we were so pleased to find our house and create the sort of shared home we wanted. We had assumed that by the time we no longer needed the granny annexe (parents-in-law passed away last year) there would be other families in a similar situation looking for similar properties.


QUESTION: Where might it best to advertise the property? We have considered "Mumsnet" but otherwise stumped to find a sensible website / channel / agent through which to reach families with teenage children and parents to look after / accommodate.


All suggestions would be very welcome.

On here and other local forums. Think there are similar forums for west dulwich, herne hill, forest hill at least.

Otherwise gumtree? Not sure what their property section is like.

Your house sounds fabulous, I love the houses in Marmora road. If we had the money would be beating your door down for it!

We got a leaflet through our door advertising what must have been your house - looks fantastic. I left it out so Mr Pickle could see it but he didn't take the hint :)


Agree with Catgirl re other forums, and I wouldn't be surprised if leaflet drops around the area like have already been done work... loads of families with au pairs etc who the property would be ideal for.

Assuming you don't want to use an agent, have you set up a website for the house? I have just tried to find the details of an excellent prop website co that we spoke to some time ago. They had various cheap packages eg 300 plus vat for a website, floor plan and photos. I thought that vg and it would act as an adjunct to your various fora, gumtree, se22 (haven't seen it for ages) etc adverts. I wish I could find the name of the guy I spoke to. If I do, I will post it as he was so switched on and helpful, I'd like him to get more business.


A long shot but what about "older people" magazines or sites? Saga or similar?


I also wonder how much the personal websites (equivalent of prime location) charge. Has anyone used those?

It's not so much about avoiding agents fees, more about putting the property in front of the right audience. At present it's being marketed as a 5 bed house, with the extra space and options buried in the descrptive text. Have discussed this with agent and with them are thinking about other options.

Surely a question then of referring differently to the annexe in order to capture any other nomenclature potential purchasers might use eg basement flat, selfcontained, nanny flat, extended family etc.

A few years ago I sold my flat on Marmora Road through Roy Brooks. V different situation - but what they were brilliant at was expounding it' virtues and finding the right person to buy it. They were agent no 4 I tried and sold it within a fortnight. Have a look at their website and see their descriptions. They use a former copywriter. And the photos are amazing. Might be worth thinking about if you have something different to the norm.

I have always found Wooster Stock to be very good. Very tantalising descriptions of every property. They have a good web network.


A granny annexe can also be an office for anyone working from home, so maybe you can target that sort of buyer too.


Talk to the agent. See if they can get pic in Living South or something.

no - fair question , it came down quite substantially - but then I had been trying to sell it for over a year at a higher price - i just needed someone sane to tell me what it was worth! Had tiny bedroom though big flat so previous agents kept bringing around couples - was really too small - roy brooks only brought around singletons - they seemed to do a lot of selling before they even had a viewing. But, I am no expert in this area.

    • I remember seeing something a few years ago on TV about a fox that was actually biting through people's shopping / takeaway food bags.  It was situated in an alleyway.  Not in London.  Very interesting in how the the urban foxes brain development been affected by their surroundings.   Not an exact quote for Darwin.  It's the adaptable that survive / not the strongest or the most intelligent.   I would be worried if a fox came close me.   
    • Driving down Lordship lane around 2.45pm today saw a v sick looking fox walking in and out of the crowd. 
    • I know I'm a bit premature but don't want to forget through too much Chrisntas cheer! Southwark Council Christmas trees recycling arrangements 2025 - bit worrying for the future that they're emphasising the free bit. "We’ll collect and recycle your real Christmas tree for free!  Trees should not be taller than 5ft. You should chop any taller trees into smaller pieces. Remove all decorations and the pot or stand and recycle it by: putting your tree with your garden waste containers on collection day requesting a free collection if you do not have a garden waste collection  taking it to our Reuse and Recycling Centre [43 Devon Street, SE15 1AL open 08:30-16:30 Mon-Sun] If you live in a flat you must leave the tree: outside on the kerb visible for the collection crew not in a bin store" I'll add the link to the collection booking service when it opens on 22 December. 
    • Most homes in East Dulwich / Good Green ward have collections on Tuesdays or Wednesdays. So no changes for them this year.  But for those few local homes with collections normally on Thursdays or Friday, with Christmas, Boxing day happening on Thursday and Friday any blue, brown or green bin collections will be delayed by two days. So Thursday 25 December collections will be on Saturday 27 December and Friday 26 December collections on Sunday 28 December. For New Years day those Thursday collections will be on the Friday 2 January and those with normal collections of Fridays that will be on Saturday 3 January. To double check when your Southwark Council rubbish, recycling, food waste, garden waste collections will be taking place please please check here - https://services.southwark.gov.uk/bins/lookup
