Hello all, I rent out a flat since 2013 and the current tenants have found a mouse which has entered through a hole in the kitchen wall & chewed the dishwasher hose pipe. Is it the landlord or tenant responsibility for:

1. pest control? 2. plugging the hole? 3. replacing the dishwasher hose pipe?


I believe the tenant have done a decent job of keeping the premise clean. If anything, I fear the downstairs neighbours might not be tidy. With out going in to this route of discussion, is there any general opinion or regulations that point to who is responsible to see away the little unwelcome guests & repair the damage it has done?

The managing agent I use for my rental flat always bill me for pest control. So I guess it's the landlord responsibility. But really it's impossible to keep an old Victorian property completely mouse free. Even though you'd think the tenants would be capable of putting down a few traps!! Oh well.

My traps don't catch anything at the moment but I see the mouse every now and then. Used peppermint oil this week but thinking of poison as they will chew cables and could cause fires ?

If I were the LL I'd get it done myself and in quick time. If you're in contact with the downstairs LL (or are the same LL) then get that property done as well - if they own downstairs then they should allow access and be interested in splitting the bill. Mice always come from elsewhere after all... and the problem won't improve on its own. If you poison the mice, it will potentially poison the cats/ foxes too. There are other posts around safer controls

I thought that might be the case - although our Landlord (housing association puts rat bait stations all over).

Glue traps are much to cruel although I did threaten the mouse with one - doubt it understood.

Snap traps - I'm pretty sure the mice have worked these out now.

Live catch - what do I do with it once I catch it ?


I'll have a look as I do remember some threads.
