Do Roy Brooks Estate Agents tend to overvalue properties?

Hi, Just wondered if anyone had any experience as they came in the highest on our place & wondering if it is too good to be true? Any feedback? Thanks

I don't think they have a reputation for overvaluing, but if business is slow they may be doing a Foxton's in order to drum up more business. Why don't you call their bluff and ask them for anecdotal evidence of similar properties they or other agents have sold recently...

Did they provide comparables? You need things that have gone through and not just things that are under offer.

What was Foxtons estimate, relatively?

My thought is that Roy Brooks is a relatively small player in the central ED market and therefore maybe considering a change of tactics.

Small player yes, but awfully nice writing.

Get a few different valuations. If one agent values it at a price significantly above the others, it's likely to be inaccurate.

Yes they do plus they use staff who forget to update the details and dont know north from south
