Premises opposite M&S Food ED station - what will it be?

Does anyone know what the old betting shop is going to be that is opposite M&S Food at East Dul station?

I've not managed to find any info and it's looking interesting.

I thought it could be good as a Psycle and/or Barry's kind of place - right near the station and bus stops for pre/post work workouts. Waitrose would be nice but would it make money? M and S always has yellow label reductions on lots of its stuff daily, suggesting there is not the demand for at least some of its range.

Public toilets to replace the ones that used to be under the bridge years ago. A new local asset?

I guess a massive amount of that business proposition is predicated on there being hundreds of people a day passing by to catch a train
