Our architects quote (you mean for the whole project right?) was close - they tend to factor in all of the extras that a builder wont include in their quote. Examples: Party Wall fees, specialist structural engineering and extras of your choice (new kitchen etc). If you are suggesting that an "architectural technician" ie someone who is not a qualified architect OR a builder are more likely to misprice jobs I don't think that would be fair. Building is not an exact science so some variation is always the case.
He's probably just expressing the annoyance shared by millions that the building trade is full of shysters and cowboys. If you've been done over it does feel like that. A good architect reduces the risk of that but won't eliminate it entirely. thats why "Can anyone recommend a good but decent value builder" is most requested on here. Hens teeth.

    • Nice to see the property is going to reopen with a Newish business, good luck to them.
    • Of course they do, watching cookery shows and buying cook books is a national pastime. However you raise a good point that some people claim they are time poor and end up eating out / takeaways as sometimes a quick macciedee is cheaper and easier than making a quick nutrious family meal.  However to put it in balance, not many people have the knowledge, confidence and time to cook Persian so good luck to team persepolis on this venture. 
    • London doesn’t have a lot of Argentinian places specialising in empanadas, which suggests demand isn’t that great. There are many neighbourhoods with none at all or even nearby.  So for a mini-chain like Chango (several branches in SW London) to open here where there’s already a well established family run place doing the same feels a bit off.  I’ll be giving Chacarero my ongoing custom.
