Hi folks. Not sure which is the right Board to post this, so here goes....


Anyone got any thoughts on a good time to sell a garden flat - in fact, is there such thing as a good time, or is that just folklore/agent bs/ completely irrelevant? I'm planning to sell mine and not sure if it matters that Spring has come and gone and now, with the best will in the world, anyone who makes me an offer won't be in before Autumn. OTOH it's big enough for a family and in a decent catchment area so I suppose that could come into play.


Just wondering if anyone has any thoughts/experiences of selling at different times of the year really. Pointless asking the agent, he just says do it yesterday!

I would say now is a good time to sell, given what's happened to prices in South East London!


Depends also on where you're moving to I guess (if you need to sell to move), as you could sit tight in the hope that property prices continue to rise as fast as they are. This of course won't be such a good idea if you're upsizing in the same area.


Some think that we're in the middle of another property bubble that will burst so, if they're correct, now would be a good time to sell! Having bought this year, I hope that;s not the case, but worth considering.


In terms of more specifically which month / season etc, I'm not sure it will make much difference - there's still a shortage of property on the market...

I've sold in winter and summer, both times house went quickly, I think at least in part because I was quite realistic about pricing and didn't try to push to get a really high price.


Having said that, usual guidance is sell in spring or autumn as market slows down in summer and around Christmas/New Year.


Main thing is to show property at its best. It might be a cliche but untidy front gardens, peeling paint on front doors etc all starts to put people off before they even get in - wonder if there might be more significant less visible issues (damp / boiler about to pack up etc). If putting off sale for a while enables you to tidy up a bit (if needed) that might be worthwhile.


I've seen three houses go up for sale within 100 yards of mine in the last month or so and two are sporting "sold" signs at the moment and the other was for a while but is back on the market. The prices are much higher than I paid for mine two and a half years ago, even allowing for differences in spec (some have been extended / others not). Obviously don't know what price they went for yet, but will watch with interest as will be hoping to negotiate a better mortgage deal later in the year by arguing a reduced loan to value ratio.

Hi HelBel, we are, in fact, agents (www.no-flies.co.uk) but will resist the temptation to tell you to sell yesterday! In reality there is generally no best time to sell. Obviously high summer and over the Christmas period can be a bit slow but things tend to pick up quite quickly thereafter. In general the local market is very good at the moment with nice, well priced properties going under offer quickly and quite often above the market price by going to sealed bids. For a garden flat you should try to get the maximum benefit from the outside space as part of the marketing so that suggests late spring through to autumn. If it is a lower ground floor flat then, again, those times of the year that offer the best natural light are also probably optimal. However, if current market conditions continue and your property is nice then I am sure you will sell quickly at any time of year.     • I've never got Christmas pudding. The only times I've managed to make it vaguely acceptable to people is thus: Buy a really tiny one when it's remaindered in Tesco's. They confound carbon dating, so the yellow labelled stuff at 75% off on Boxing Day will keep you going for years. Chop it up and soak it in Stones Ginger Wine and left over Scotch. Mix it in with a decent vanilla ice cream. It's like a festive Rum 'n' Raisin. Or: Stick a couple in a demijohn of Aldi vodka and serve it to guests, accompanied by 'The Party's Over' by Johnny Mathis when people simply won't leave your flat.
    • Not miserable at all! I feel the same and also want to complain to the council but not sure who or where best to aim it at? I have flagged it with our local MP and one Southwark councillor previously but only verbally when discussing other things and didn’t get anywhere other than them agreeing it was very frustrating etc. but would love to do something on paper. I think they’ve been pretty much every night for the last couple of weeks and my cat is hating it! As am I !
    • That is also a Young's pub, like The Cherry Tree. However fantastic the menu looks, you might want to ask exactly who will cook the food on the day, and how. Also, if  there is Christmas pudding on the menu, you might want to ask how that will be cooked, and whether it will look and/or taste anything like the Christmas puddings you have had in the past.
    • This reminds me of a situation a few years ago when a mate's Dad was coming down and fancied Franklin's for Christmas Day. He'd been there once, in September, and loved it. Obviously, they're far too tuned in to do it, so having looked around, £100 per head was pretty standard for fairly average pubs around here. That is ridiculous. I'd go with Penguin's idea; one of the best Christmas Day lunches I've ever had was at the Lahore Kebab House in Whitechapel. And it was BYO. After a couple of Guinness outside Franklin's, we decided £100 for four people was the absolute maximum, but it had to be done in the style of Franklin's and sourced within walking distance of The Gowlett. All the supermarkets knock themselves out on veg as a loss leader - particularly anything festive - and the Afghani lads on Rye Lane are brilliant for more esoteric stuff and spices, so it really doesn't need to be pricey. Here's what we came up with. It was considerably less than £100 for four. Bread & Butter (Lidl & Lurpak on offer at Iceland) Mersea Oysters (Sopers) Parsnip & Potato Soup ( I think they were both less than 20 pence a kilo at Morrisons) Smoked mackerel, Jerseys, watercress & radish (Sopers) Rolled turkey breast joint (£7.95 from Iceland) Roast Duck (two for £12 at Lidl) Mash  Carrots, star anise, butter emulsion. Stir-fried Brussels, bacon, chestnuts and Worcestershire sauce.(Lidl) Clementine and limoncello granita (all from Lidl) Stollen (Lidl) Stichelton, Cornish Cruncher, Stinking Bishop. (Marks & Sparks) There was a couple of lessons to learn: Don't freeze mash. It breaks down the cellular structure and ends up more like a French pomme purée. I renamed it 'Pomme Mikael Silvestre' after my favourite French centre-half cum left back and got away with it, but if you're not amongst football fans you may not be so lucky. Tasted great, looked like shit. Don't take the clementine granita out of the freezer too early, particularly if you've overdone it on the limoncello. It melts quickly and someone will suggest snorting it. The sugar really sticks your nostrils together on Boxing Day. Speaking of 'lost' Christmases past, John Lewis have hijacked Alison Limerick's 'Where Love Lives' for their new advert. Bastards. But not a bad ad.   Beansprout, I have a massive steel pot I bought from a Nigerian place on Choumert Road many years ago. It could do with a work out. I'm quite prepared to make a huge, spicy parsnip soup for anyone who fancies it and a few carols.
