It's not for an epc, but the cost of marketing. I always thought it was no sale no fee. An upfront fee is not common, some online agents will charge one but a high street agent should not be charging you anything until your property exchanges contracts. They should be confident in selling your property and marketing costs should be incorporated within their fee. By all means PM me if you would like any advice.
