Has anybody moved from ED to Nunhead?

Is there much point to not really moving very far? You'll no doubt still b visiting/using the local ammenities and the edf...

Currently house prices are still less in Nunhead, so selling up in ED and getting something in a neighbouring area makes sense to me. If I owned somewhere in ED, I'd be looking at this housing market and cashing in.

I like the vibe in Nunhead. It feels quieter and greener.

I have lived in ED for over twenty years, apart from shortish periods away, and for me the changes have reached a tipping point where I am beginning not to feel part of it any more. I don't think it's just my age, though that might be a factor, as I can't afford things I could when I was working.

I co-run http://www.thegooseisout.com and all our gigs are now in Nunhead (apart from some things like the Dulwich Festival Fair).

My present house unfortunately still has a number of reminders of poor workmanship from various tradespeople, some of which are still not sorted and some of which probably can't be :(

I am weighing up pros and cons (not least that I'd have to pay stamp duty on a new house out of the proceeds of selling my old house :( ) but at the moment I'm leaning towards moving.

Oh well.

It looks as though the price difference between ED and Nunhead would be swallowed up by stamp duty and other moving costs, so unless I downsize it ain't gonna happen. I was sort of hoping to be able to upsize, to get a bigger garden!

Just had a rather depressing visit from (yet another) estate agent who said that my "charming" and "characterful" house would be improved with a side extension and French doors to the garden (thus removing much of its charm and character and turning it into an ED clone - albeit one worth more :)) ).

Seems I shall have to learn to love ED again, and resign myself to twenty minute walks to the Nunhead pubs :))

I don't know where you are in Sydenham, but you could get the 122 to Brockley Rise then the P12 to Inverton Rd ( a 5 min walk from the pub)

Or you could get off the 122 at The Brockley Jack instead & walk across the railway bridge to the pub (10 mins walk)

It's only a mission if you make it so.

Not really because it would be too far away from where our gigs are, and also one of the reasons I like Nunhead is because of the amount of green space.

I've got nothing against either Penge or Sydenham otherwise!

Sue, have you tried a variety of estate agents? Did they all say the same thing?

I've always liked Nunhead too. Even when I lived in a very nice part of ED (near friends, cafes etc). I went to the Ivy House and loved it, great service and beautiful interior.

Aren't there allotments up by the cemetery. Could you downsize and enjoy the green spaces more instead? It certainly seems quieter and calmer over there than the bustling of LL and NX road.

Don't know if it's legally possible, but why don't you list what you have, list what you want and see if you can do a house swap? Someone in Nunhead may be desparate to move to ED.

You must be psychic, PGC, I was thinking exactly the same thing yesterday.

But I'm pretty certain I would still have to pay stamp duty, and in fact all the moving expenses (survey, solicitor, van etc) apart from the estate agent's fees. But as the stamp duty is the largest lump, it's deffo worth checking out! And in fact I had already hatched plans to find Nunhead houses which didn't involve estate agents .....

I had already had three estate agents round, who all valued my house at around the same level, so I wasn't going to bother with any more at this stage.

I only agreed to see the fourth because their person dealing with a (nice) house I looked at in Nunhead on Saturday told me (wrongly) that the other three agents had undervalued my house. This, of course, was standard estate agent speak, and before their valuer had seen it.

I knew he was wrong, but hey, I have shedloads of time (is that grammatical?) to show round estate agents, no?

I haven't given up quite yet ..... something will happen one way or the other in due course!

I must admit, weeks and weeks and weeks and weeks (months, then) of building work (kitchen side extensions) in two adjoining houses at the back of mine, including what my OH said sounded like a blokes' night out (constant shouting at tops of voices in the garden all day) and then being woken up by drilling and what sound like circular saws every morning including early on Saturday and then 9am on bloody SUNDAY morning, has not helped my warm feelings towards where I live now :))

It's going on now as I type :(

How can it possibly be taking so long???

Anyway, I guess I must be expecting to stay here for a while as I am just off to plant some bulbs :)

ETA: Numbers, yes, I could/will consider downsizing, but it would be a mammoth task if you saw the amount of stuff I have amassed over the years, despite constant "decluttering", hollow laugh :)

And I have things like a piano which need space.
