?so apologies in advance.


I have a flat with an old 2 story brick toilet column at the back that is coming away from the main building (2 inch cracks in some parts). It's basically not connected to the internal living space and is now just used for outdoor storage.


Option 1: A structural survey to declare subsidence + specialist underpinning and strapping it's flimsy walls to the main building. Cost: about ?7k


OR


Option 2: Knock it all down, put in proper foundations and build it back up to the original spec in brick. Without wasting money on surveys which will only tell me what I already know. Cost: ?5k (already quoted by my already proven builder)


I want to go option 2 but if you knock something down (that is not listed or impacting neighbours) and build it back to exactly the same spec, do you actually need planning permission?

On the 1st floor its connected by a door to the stairwell landing and used as a storage cupboard. So that aperture would need dricked up. Downstairs its the garden shed for the gf occupier. Both are useful and add some sq ft.


Quotes to demolish it, skip hire and make good are ?2k abouts so not that much more to rebuild it(split 3 ways between leaseholders)

Jan and co successfully removed the roots under the brick pavement and levelled the driveway off using the original bricks. Work done to a high standard and no mess no fuss with the work. Quote was excellent value and work done in under 2 days. Neighbours have booked him for some other work. Really nice guy and friendly workers throughout.
