Penguin68
The downsides of living in or near a vibrant area of shops, restaurants and pubs is that these are, on occasion, noisy, sometimes even dirty. The upside is living in a vibrant area of shops, restaurants and pubs. Every silver lining has a cloud. At least such disruption is (reasonably) anticipated through location. Far worse is to live in a quiet suburban area with no shops or pubs, and find long, raucous parties being held nightly ? to which you haven?t been invited. MrBen
Sorry to state the obvious, but you need to pick a street that's close enough to the attractions but far enough away to be quiet. The streets north of Dulwich Park between Lordship Lane and Dulwich Village are perfect for this (Woodwarde,Beauval Rd etc). Almost rurally quiet but 5 mins walk from ED bars and shops, 3 mins from the park and 5 from the village. The only problem is that they are full of golf jumpers, sunday morning car washers and retired headmasters. ruffers
I doubt the Patch will be makign any kind of noise in the near future as it's staggering on it's last legs.As for what comes after, who knows? Mustard
The building the Patch is in was noisy before it became the Patch as they had lots of music so if it stays as a pub it could cause problems in the future if landlords flout their license. ????
I love being a block away from the 'action' and the realisation grows. I wouldn't want to be in Mamora/top end of Overhill/Friern eetc even with the bigger space. I think I'd raelly miss it being 100 yards away. (and the noise doesn't get down that far). You know I'm a bit of a fan of Dovercourt etc MrB but I think i'd miss being one street off the lane if we moved......and I'm not spending ?1.25m on a doer-upper :) Link to comment https://www.eastdulwichforum.co.uk/topic/48040-late-night-noise-near-lordship-lane/page/2/#findComment-796066 Share on other sites
MrBen
Too many fried chicken boxes and kebab wrappers in my front garden on Felbrigg quids. But loved the location when I lived there. Almost as much as Ultimate Court. Conveniently situated for the pig and balfes. maxxi
Live v close to LL and the noise/buzz - sometimes a pain in summer when windows are open but many pluses - like 'meet in bar at 8' so leave at 2-minutes-to, and never daunted by prospect of crawl home.
